I want to purchase a pdf version of the Xanathar guide to everything. I read the FAQ and searched the website but I cannot find the information anywhere what do I actually get if I buy the book through this website. So, can I buy and download the pdf?
No PDF but you get a searchable on line copy. Plus it all shows up in the builder. Take a look at the basic rules for comparison, I think you can get that in the compendium for free.
So I’m quite convinced that D&D Beyond is going to be around but I’m just nervous. If I spend $284 for everything, what happens if they shut down next week? No pdf, I’ll have nothing. So help me pull the trigger.
What security do I have in my purchase?
That would be bad press for Hasbro, WotC, Amazon, Twitch, and Curse. All the companies that have a hand in D&D Beyond. If such a thing were to happen, there'd be a shit storm from fans all over the world. Those that invest in D&D Beyond are your security. Right now the intention is for D&D Beyond to be around through 6th edition; maybe even leading the transition to that edition. Other than that, it's a "purchase at your own risk" venture.

What downloadable, secure, controllable, and persistent book file format could DDB offer as part of it's subscription, that Amazon might be able to help with...???
you can download the books in the app, for both apple or android it is fully searchable and does have offline access and the app is free, you do have to purchase the books here at dndbeyond.com. Myself I have decided I will get all the books here, but will make hardcopy purchases at amazon for the rulebooks.
I have found it a reasonable level of risk but honestly it is a nonzero risk but probably lowish unless.
Hasbro could decide to shelve all the IP for DnD or DnDBeyond itself could fail.
DnD is a fertile ground for other more valuable things based on the IP. DnDBeyond encourages people to use the IP it just means as long as the cost doesn't go too high for that to be a good calculation they are likely to be around.
Its no more of a risk than any relatively secure company.

I like to make adjustments, so being able to copy and paste text from the Compendium to Realm Works would be the only reason for me to purchase here.

yes, just like what you can do now with what's freely available to you. i'd run through a few chapters of the basic rules and see how it goes for you - you're talking many hours of work to make a good alternative, referenceable source doc.

Oh I'm not planning on copying the whole thing, just parts that I want to alter. I'd rather copy, paste and alter as needed than re-type. It's worth $20 to me lol

The Basic Rules are free to use, as mentioned.
The Player's Handbook is very similar to the Basic Rules, but with more content and all of the images from the physical book.
For me, the compendium approach is significantly better than a PDF.
It's also worth noting that there is no legal way to purchase PDFs of D&D 5th edition.

Yep! You get the digital versions of all the art, which is also great.
