Typically official publications don't provide "player versions" of maps.
Some of the map artists create player versions and sell them separately.
D&D Beyond work to provide player versions of maps wherever possible.
Yeah, I just began reading stuff on roll20 forums and apparently this is an issue on other platforms as well. You would think that purchasing a product designed for digital platforms that is ultimately displayed to players this would be taken care of. I'm glad I found out, either way. It's good to know what you are purchasing up front.
I can confirm that the code letters are hard to interpret, especially lower and upper case L's and capital I's. Keep trying different combinations. The codes are redeemable.

The adventure appears for me in the Sources tab under Adventures, all the way to the right. It is partially cut off (due to my screen resolution?). The Further Adventures content isn't available yet, but looks like it will be in the New Player Guide Tab > Continue the Adventure below Dragon of Icespire Peak.

It's not listed in the marketplace (on the website) yet because it can't be pre-ordered, and it is a Target exclusive until September 3. So only those who bought it at Target and redeem the code have access to it here.
Or, since you mentioned downloading, do you mean in the app? I don't believe it's available in the app yet. Adam talked about it in a recent developers update, and if I remember correctly, there are some licensing/permission issues about making available in the app during the Target exclusive period. They weren't sure they were going to be able to get them resolved before September 3, so app access may have to wait until then, although he was hoping (but not promising!) they might get it ironed out before them.
Interesting. I have it in the DDB app on my various android devices. As to any other way to download it, as a pdf for example, no. You can't download any content from DDB that way, I'm afraid.

I redeemed my digital copy of DoIP without any issue. I was able to download it to my mobile phone's (iOS) D&D Beyond app and view it without any incident. I closed the app and now it is no longer viewable in either the Compendium view or under My Content in the app. Uninstalling and reinstalling the app from the phone clears the data and allows redownload, but again only works until the app has to refresh, at which point the content is made inaccessible to me through the app.

Can you be more specific? If the magic item belongs to a source that you have not purchased (say Xanathar's Guide to Everything) you may no be able to add or even see it. I am not sure if this is your issue.
I was able to add a magic item, as long as I was able to look it up in the equipment tab.

I just ran a test: I have DoIP; my son does not, but he is in a campaign with me with content sharing. He can access DoIP just fine. So what you heard appears to be incorrect.
I created a custom sidekick for an adventure, and for some reason it's not calculating proficiency bonus for saving throws or skills. I double-checked, and it appears to be deducting the proficiency bonus from the value I entered for the homebrew monster when displayed as an Extra on the player's character sheet. It displays fine under My Homebrew Creations.
