It appears my problem was fixed by uninstalling the whole app and reinstalling the app, re-registering and re-downloading the books. working great now.
In the past week and half, we've had a series stability patches go out that specifically addressed all the bugs mentioned in this thread and it aimed to bring app stability for old versions of Android (specifically, 4.4 to 6.0.1).
As PinkRose mentioned, I would recommend a fresh install on any devices running any version of Android between 4.4 - 6.0.1 followed by a fresh install of the the books.

It looks like the new updates have fixed it for my device Galaxy Tab 4 running 5.1.1. I was able to re-install and the re-downloaded all of the books.
Unfortunately not in my Iphone (6s) or my Ipad (Ipad2).
But the admin said it should have fixed it for Android. No worries, it’s an alpha test after all and we are here to see and report this kind of problems.
I am experiencing these errors and I am using and IPAD. Can you please advise? do i need a fresh install, because this is my first install and all the books seem to load except for the DM's guide and Princes of the Apocalypse.. I only installed 2 days ago... How do you remove single content, i.e. just the DM's Guide??
Why did I stupidly spend the money on books I cannot access. Lesson learned.

The error described in this thread can happen for a number of reasons. There was a situation where it would occur very frequently for Android OS 4.4 - 6.0 but this issue has since been resolved. If you are consistently seeing this, then something is wrong and I'd love to troubleshoot the issue and figure out how to help you.
Could you provide more details regarding the platform (Android or iOS), the OS version, device model, and app version?
I get this same error as bluedreamer when I try to open my monster manual in the app for Google Pixel 2 xl. It works on the website but not in the app. Is there a fix for this?
I’m having this issue as well on my iPhone 8 and my iPad Pro. iPad Pro is ios 12.2. While in the app too when I try to search a spell/monster/item etc the information won’t show up on the item. Sometimes if I click back and forth between the search and what I was looking for it will show up. But it’s frustrating when the reason I purchased this was so I didn’t have to carry a ton of books when i travel to DM.

I was having this issue on iOS 11.2.6. I removed the content and redownloaded it. After that I was able to view the content.

Never mind, i figured out how to remove and re-download and that worked for me!!!! Thank you to everyone!
It works for me now, but periodically it forces me to redownload all the books.

It is now May 21st and I STILL have this issue.

Also @CubanCMcM, you can still access everything through the website. It's just not tailored for a mobile device, but it still works great.
