The Wayfinder's Guide to Eberron is not yet available in the mobile app. Since the content is in playtest status, we have to be cautious about it being distributed via the app where the content can be accessed offline.
Once the content is finalized, it will become available on the app just like any other finished book. To help explain this a bit more, here's Mike Mearls discussing this same approach with the DMs Guild and their print on demand feature:

This is a pity. Obviously I don’t understand your process, but it makes no sense to me that the dmsguild pdf is a living document that will be regularly updated (and can be read offline) but the electronic document inside my DND Beyond app cannot. I see other books inside DND Beyond updated semi-regularly.
I’ve already had to ask the good people at DMs Guild to refund my initial purchase, as I bought it in the minutes before a DND Beyond version was announced. They kindly obliged, and I bought the DND Beyond version instead.
This is because I mostly read the books on my phone on a train with very patchy data, and a beyond copy is way more readable than a PDF. But now I find I can’t read it at all, and I’d have been better off sticking with a pdf.
i realise this is a slightly different project than normal, but I wish the messaging had been clearer before I bought it (twice). I’ll be less keen to buy straight away or to pre-order in future.
Anyway, I hope you reconsider and publish the work in progress version to the app.

This entire product launch has been a big experiment on the part of Wizards of the Coast, and much will be learned from it (for them and us). Not offering excuses on our side, but we will follow WotC's lead on these things, and this is the approach they have taken.

It makes sense to wait until it’s 100% done for a print on demand version but not so much for an electronic copy.

Primarily because the DMs Guild existing distribution model has demonstrated and encourages updates to the PDFs released there. Users on the DMG understand at this point that they should check back regularly for updates.

Thinking about this from the other direction, if the WGtE showed up yesterday to purchase in the mobile app, I strongly hypothesize that we would have ended up with a good bit more complaints in feedback saying that the primary users of the app were upset that a product that isn't "100% sealed" was sold there.
We will continue to monitor feedback and discuss with WotC how this is working. We could change our approach at some point based on that feedback, and we will keep everyone updated.

I hear you Badeye, but how is it not apparent to either you or WOTC to let people know what they are getting into, if you have to be pointed out how to conduct business ethically, then I am very worried about any future project you guys launch. These kind of things should be obvious to anyone hoping to maintain a positive business image. Was this not raised as a concern by anyone at some point? Please take this as a teaching moment and do better, be free to kick this information to WOTC, I have been on Mike Mearl’s twitter saying the same thing, because sadly WOTC has no forum to voice these grievances.
Again let me be clear: the structure of the model is great and I think it embraces the advantages of current technology to brIng content to end users quickly and iteratively, which I applaud.

I wanted to provide an update here, where just last night the Wayfinder's Guide's Introduction was updated with the following text:
Bear in mind: this book presents my current vision of Eberron. This is the world I run at my own table, and the way that I’ve converted its ideas to fifth edition. The game mechanics are usable in your campaign, but at this time they aren’t officially part of the game and aren’t permitted in D&D Adventurers League events. These mechanics will evolve based on player feedback. This is a living document, and as these concepts are refined, this book will also be updated for free; so you will be kept up to date with any changes that are made to it. Beyond that: Eberron is your world as much as it is mine. I hope that this book will provide you with inspiration, but don’t be limited by these ideas or decisions. Think of this as something you can build upon, not a codex of absolute law.
With this change, WotC is already removing the "playtest" category from the content to differentiate it from Unearthed Arcana (the former text was word-for-word the disclaimer that is used for UA).
This change also allows us to revisit our stance on including the WGtE in our mobile app, since it is now legitimately being considered as early access to a "living," in-progress document and not content that could be finalized in a future book.
In other words, you will see the WGtE in the mobile app as soon as we are able to get it there now that this change was made for the content. We will keep everyone updated.

I'm glad to see in your next post that the material will be in the app soon. I hope in the future that as new product streams are tested the DDB team leans toward releasing unsealed content with a clear indicator that the product is such, over just not releasing it.

I want to add that I, and my table, love D&D Beyond. We can't imagine playing now without it.
I was just surprised when I couldn't download the content and wish this had been made clear before I purchased.
However, I'm glad to see Eberron and excited to see if other settings get added in a similar fashion. More is always better. (Kobold Press, please!)
