Zed refuses to sleep in a potentially dangerous area. Zed suggests the party heads towards the chanting, whichever way it may be. "This way, Urgog, I'm sure there's lots of coin to be found."

Zed pulls his torch from its resting place on the wall and begins to lead the party towards the chanting noises down the hall.
You can't quite discern which way the chanting is originating. Zed recalls hearing the low groaning from the Northern hallway, but can't perceive anything in particular from the Western hallway. Which hallway will Zed pursue?
Urgog stands smoothly and hefts the warhammer and puts it across his shoulder. He moves smoothly across the floor following Zed. As he enters the hallway, he will lowers his weapon and holds it in both hands at the ready.
Zed, Urgog, and Eldon gracefully venture down the western hall while Kestrell and Cinna remain in the Dining Hall. The three will be able to hear the chanting echoing slightly louder. When Zed reaches the end of the hallway, about to take the corner, he's surprised to see two creatures burrowing out from the earthen terrain. Eldon will hear the same thing happening behind him. The creatures arise slowly, as Zed and Eldon recognize them as Ghouls.
Ghouls
I'm now rolling initiative. Cinna and Kestrell will have disadvantage as they're in a different area, while Zed, Urgog, and Eldon will have advantage.
Urgog hears the ghouls and roars a challenge at them. Realizing that the warhammer would not be good to use, he switches to the glaive so that he can poke at them.
Cinna would be able to pick up on Zed faintly shouting "Bastards, get out of my way!" and she may not be able to discern that Zed is addressing the ghouls. In the time she's gotten to know Zed, she may assume that he's saying that to Urgog and Eldon.

Urgog stretches out pass Eldon and stabs the ghoul (G1) in the face with the glaive.

Urgog swiftly swaps his warhammer for the glaive, and viciously strikes the ghoul as he lunges the blade safely past Eldon.
It now goes to Ghoul One.
Since it cannot attack Urgog in retaliation, the ghoul instead leans forward to bite Eldon.

Eldon snarls at the ghoul, despising the undeath naturally. He maneuvers his shield in order to prevent the ghoul from biting him.
It now goes to Ghoul Three.
The ghoul rose out of the rocky terrain, and wildly makes a claw attack on Zed.

Zed got taken by surprise from the sprouting ghoul, and the claws rake across his face.

It now goes to Ghoul Four. This ghoul spends 15 feet of movement to venture West, into the Den. It will end its turn there.
Ghoul Two will also move, traveling down the hallway further. Spending 20 feet of movement to enter the Darklord's Shrine.
It now goes to Cinna. Cinna is in a different room, therefore isn't aware her allies have encountered ghouls. What is she doing during this time?
