Mina listens to the door, thinking she hears someone walking away from it, but isn't exactly sure. She debates cracking it open to see what she can, but as the other elves are just getting their footing and with what is going on outside, she changes her mind. Instead she keeps listening, seeing if she can find a pattern to the footsteps that are happening outside the door.

So, as written, I don't think the guard would approach within 5 feet of you. He would likely stop moving as soon as he saw you, and aim his crossbow at either you or Tamryn. However, since Jhaartael acts before the guard, you could use your movement to move up next to him, and use your hypnosis there. I will roll his save based on the assumption that you do this. If you choose to do something else instead, let me know.
Once the rope is fully through the window and she has situated herself out of view of those below, she whispers to Akyan, "Tell Jhaartael to drop the spell on the wall, to remove any chance of the guards suspecting anyone got in here."

Akyan will rummage through the chest taking anything that looks important, once done he will search under the bed. If Kyrsa does ask him to talk to Jhaartael, he will relay the message, then join Mina at the door. He will also listen for footsteps and take note of any light coming from under the door. If there is light coming from under the door, he will try to tell if there is anything, or anyone blocking it. Either when they pass by or just if there is something making a shadow against the base of the door.

Tamryn looks at Jhaartael, mimics tossing him the rope, salutes, then, after getting as close as he can on supporting branches, readies himself and leaps for the windowsill.
Tamryn's strength is 13 so he can jump either 6 or 7 ft.
Kyrsa the Eladrin pulls the rope up, inside the window (free item interaction). She pulls it up forcefully, and it comes a little too quickly, causing her to fall backwards on her rear end with a "thump" (poor Stealth roll). She whispers her instructions to the rogue Akyan and stands and moves over beside Mina, rubbing her backside.
Tamryn the wood elf engages in a little pantomime, and then tries to leap for the window. His fingers manage to catch the windowsill while the rest of his body slams into the stone wall below the opening. He is currently hanging from the exterior of the window, facing the wall, wounded both in pride and in facial beauty.
Akyan the drow diligently manipulates his thieves' tools, feeling vindicated at his success in opening the trunk, at least momentarily, until he realizes it wasn't locked in the first place. He rummages through some blankets, socks and unmentionables and finds nothing worth adding to his collection. He leans out the window and tells the wizard to drop the illusion spell that is the only thing concealing Tamryn from the fast-approaching guard's view. He crawls over to the door and peeks underneath, seeing what he considers to be a normal amount of light for the interior of a windowed building in the daytime. No shadows or feet are readily apparent.

Akyan, hearing the thump of Tamryn hitting the wall, curses under his breath. He whispers to Mina and Kyrsa, "We should move, I don't think here is anyone here aright now. We should also split up. It won't do us any good if we are all caught. Kyrsa, I will maintain my link with you. You can either stay here and help Tamryn, or split of and search another area of the building. Mina, stay with whoever you want. We can communicate either way." To emphasize the link he telepathically says to both Kyrsa and Jhaartael, "You don't have to speak to me out loud! I made this connection for a reason!"Now he is going to quietly open the door and peek through to see if anyone is there and take in his surroundings. If no one is there, he will slip through and make for the closest door.

As Mina is checking the door and getting ready to go through it, just waiting for the other elves to do what they wanted to in the room, Akyan has the nerve to just barge right past her. Huh, she thinks, so that's how it is. Once he is through, she follows him through the door, trying to be as quiet as possible and heading the opposite direction to the closest door. Unless a guard is around, she'll avoid it first and foremost.
As Mina and/or Akyan exit the room, to the west the hall ends in a wall upon which is hanging a large portrait of Breezy, winking. To the east, the hall continues 35 feet, and takes a turn to the north. Along the south wall there is another door about 10 feet ahead, and then an opening, through which can be seen some stairs leading down to the first floor. No one is currently in sight. Mina gets a tickle in her nose from the dust, and before she can stifle it, lets out a sneeze.
