Augustin encourages everyone to climb the stairs before him, noting he is likely to be heaviest in his Full Plate Armour. He wonders if there is someone has a rope that can be tied to something that he can use to climb, incase someone breaks the stairs.
By going one at a time, and using a rope tied to an old hook in the wall everyone gets up safely to the second level. The sobbing can be heard clearly. Vakiel can't seem to take his eyes off the door and looks distressed.
Augustin embraces Vakiel by the back of the necks and rests his forehead against his. He whispers quietly "Fear not friend, this being will be gently put to rest shortly and so will your troubles. Hopefully this soul wishes to join that of her children."
Augustin instructs the group "Follow a step behind me, if this being is hostile, I do not wish others to get hurt. When you enter, you will know which path to take, diplomacy or death....again." Augustin hefts his shield and Sceptre and breaches the door.
He is hoping to speak to the sound of the wailing (if it is the mama ghost) to negotiate laying her body to rest and reuniting her soul with that of the children. If that doesn't work; violence. If it is not what he is expecting, probably going to lead straight to option B.
Peeling paintings of unicorns and fairies cover the walls of this once lovely room. A broken window allows natural light into the room. The floor is a mess of twigs, branches, and garbage cobbled together as a large bird’s nest, no doubt belonging to that rancid giant crow that attacked you in the courtyard.
The lady of the manor moans in the northernmost corner of this area. An incorporeal crown of white flowers rests on her head. She clutches the tattered remains of a pair of dolls made in the likeness of her deceased daughters. She is obviously some type of incorporeal undead, translucent and floating.

Augustin moves into the room, just under that wooden beam, so the others can still see him.
"Lady of the manor. We mean you no harm. I come to lay your tortured soul to rest and reunite you with your daughters, who rest peacefully now. Please, I beg of you let us help you."

Augustin will just hold his action at this stage (to attack) if the ghost comes up to him and behaves in a hostile manner. He is still hoping to talk his way out of the situation.
The Lady floats towards you, ghostly tears trickling from red-rimmed eyes..
"Recover and bury my body next to my daughters.." she whispers, and then sobs. "My husband killed me. I am in the dungeon... wearing a crown of white flowers..."
Her face changes, it looks leaner.. hungry.. She floats closer to Augustin who feels a chill, then moves towards Vakiel.
"I feel your connection to me. I feel your life force.. part of me hungers for it.. but maybe.. maybe it will all end soon.. find my bones.. but beware.. HE is down there.. and all the servants.. nothing of themselves left now... and he has taken the souls of other would-be saviours and controls them... he will try to stop you... he is nothing but darkness now.."
The Lady's eyes go opaque and white and her mouth turns cruel and makes as if to lunge at Vakiel, but instead she checks herself and, wailing and sobbing, turns and flees out of the room, disappearing through the wall.
Vakiel feels something lift from him, and knows he was under some kind of effect of her wailing, but it is now gone.
Augustin, when they get downstairs gently starts removing the rocks and the like from the trapdoor and looks. If anyone has some oil or wax we can put on hinges to keep it quite that would be swell. Try and keep the element of surprise as much as possible.
The hinges are actually so rusted they snap immediately when the trapdoor is lifted, so Augustin just lifts the trapdoor and moves it away. A square hole reveals stone stairs leading down into darkness. There is a layer of dust on the stairs and many cobwebs. No one has been down here in a very long time.

RL will cast Illuminate to create a small burst of light say 30ft ahead if possible down the stairs and start to make his way down the stairs checking for traps as he goes. Detect magic is still up

Do they look like the kind of cobwebs from before (that would rust stuff). If they are he’ll scoop them into the bag like before.
