"Hey guys, he teleported out. Nothing here but reeds that came from... Well, the bats must have teleported the reeds in," Zeds calls out to the others and then rushes out of the room and heads back to the stairs.
Ixsas sees Zeds heading toward the door. He follows and is confused by Zeds's description. Teleporting bats? Maybe it's some joke in these lands north of Amn?
Zeds is already starting to leave the room just as Ixsas reaches the door. He assumes that Pharblex is hiding in this room or that Pharblex must have a way out of this room (down or up since they saw that the Giant Lizard stables were the last building along the wall here).
In the dim lighting, Ixsas's eyes seem to glow green. His intuition leads him to scan the corners of the room where a way down wouldn't be a danger to workers. He sees a spot where the reeds have been recently been trampled and knocked aside, and he sees the edge of a trapdoor visible beneath the scattered reeds.
Ixsas grabs Zeds's arm before he can pass Ixsas in the doorway. Ixsas points to the corner of the room and says, "Wait! There's a way down."
((OOC: in case @drumdigby@drumdigby is counting rounds to see whether we can catch up to Pharblex before he can get away, I think that this is Ixsas's round 2 action...))
Round 2: Ixsas
Movement: Move the 30-ft from the middle of the room to the door. (Not dashing.) Action: basically search for the hidden trapdoor Free Action: Talking
Edited: correction. Sorry, I've made that mistake before when I'm going my recent notifications and posting to multiple games at once.

Zeds continues on his way to the steps, the aim to be to go about halfway down them and clog the stairwell to try and prevent the mass of Bullywug from downstairs swarming them. "Well go then! I shall slow them down here for as long as I can..." he calls out.
((Edit to add... Zeds moved to the door, looked in, then is moving towards stairs. I think that would be 30ish feet to the door. If the quick look counted as an action then so be it, if not then Zeds is using his action to dash 30 more feet towards the stairs. He would then use Cunning Action to dash with his Bonus Action giving him another 30 feet of movement... I *think* this puts Zeds halfway through the room if looking into F cost him an action or to the top of the stairs if it didn't? Sorry, just remembered about Cunning Action so trying to get the most out of it...))

Round 2: Ixsas
Movement: Move the 30-ft from the middle of the room to the doorway. Action: Dash. Move another 30-ft into the middle of room F. Free Action: Talking. Spotting the trapdoor.
Krackle would race after his companions as black smoke bellowed from his nostrils. The small kobold would billow flame at any enemies they came across as they attempted to chase down the escaping leader. When zeds offers to hold off any approaching bullywugs, the kobold stands nearby. "I can help for a little bit. I can burn up whole groups of them until my spell wares off..."
Zeds didn't know Krackle was going to follow him and as such he would have stopped in the middle of the stairwell to block it himself. Yes, two Bullywugs could come up side by side and approach him at the same time but he could still hopefully create a logjam...
Then since Krackle did follow he could go to the low wall around the stairs and blow his dragon's breath down upon them from the side?
I see this as much the same difference as shown above except that maybe Krackle would have the benefit of some cover since those on the steps would be on the other side of the low wall? Or, of course, they could choose to attack Zeds instead... ((edit to add - for Zeds sake it is maybe best if left as is... But I do like to be honest about my intentions so whatever it is it is.))
Both attacks from Bullywug 1 successfully hit Zeds and he is already rethinking this stupid plan of his. ((Rethinking in-character. The above is what I had intended so *shrug*)) "You may want to follow the others," Zeds growls over to Krackle and then swings out at the front Bullywug closest to the G...
Shortsword Attack: 27 to hit for 7 damage plus 8 Sneak Attack damage... for 15 total damage. (I think Krackle should be within 5 feet of that one even if our placement got adjusted?)
If it seems to Zeds that he swung true and that his target is killed, Zeds will then take a second to catch his wind from the blow he had taken. (2 HP recovered via Bonus Action Second Wind... woop de doo...)) If instead the targeted Bullywug is still standing, Zeds would attack them again with his Bonus Action...
Possible Bonus Action Attack: 15 to hit for 7 damage
(It wasn't really so much about what the person after me did as where I would have situated myself... but whatever. However I did state if I killed B1 that I would Second Wind to regain HP, not strike someone new... So B2 should be uninjured.)
The die cast, Serge continues to race in pursuit of the Bullywug... prince? Commander?
Serge will again use all his 30' movement heading for the trapdoor and ladder/stairs and then down, dashing if necessary.

((OOC: I'm assuming that Ixsas is starting near the middle of room F with Serge.))
The die cast, Serge continues to race in pursuit of the Bullywug... prince? Commander?
Ixsas calls back to the other room, "He went downstairs! We still might be able to stop him!" Then he follows Serge to the trapdoor's stairs (ladder?). Ixsas is not sure why Zeds abandoned the plan to catch Pharblex just to fight a bunch of bullywug guards, but he figures that it's better to follow Pharblex even if they cannot stop him. Otherwise, they might get trapped and surrounded in this building which only seems to have two exits, both leading to the inner ward.
If Ixsas can see Pharblex through the trapdoor and it looks like Serge will intercept Pharblex before the bullywug leaves the stables, he will cast a spell from the 2nd floor, targeting Pharblex through the trapdoor. Otherwise, he'll simply dash downstairs with Serge and head directly for the doors from the stables to the Inner Ward (C).
Movement: Move 30-ft to the trapdoor Action: (Depends what Ixsas sees through the trapdoor.) Option 1: Dash Option 2: Cast a spell (which spell depends on what he sees) Free Action: Talking. Looking through the trapdoor to the first floor to check whether he can see Pharblex. Perception: 11 Reaction: The first time it looks like one of the creatures is going to hit Ixsas, he'll use Warding Flare to impose disadvantage on the attack.
