After finishing the Lost Mine of Phandelver, my group is now starting Storm King's Thunder using the same characters. One of the characters is now the owner of Tresendar Manor and the next time he's in Waterdeep he's going to hire a contractor to renovate the Manor. I'm trying to figure out how to cost the renovation, but I have no barometer for an appropriate amount. I'm thinking about this (I'm using the Redbrand Hideout to get a rough idea of the layout of the upper floors):
16 rooms: 1600 gp (each room 100 gp, two floors, and eight rooms per floor)
8 hallways: 200 gp (25 gp each)
2 stair landings: 100 gp (50 gp each)
the extra space in the middle, both floors: 300 gp
basement: 250 gp
exterior: 500 gp
landscaping: 200 gp
Total Cost: 3,150 gp (includes a 100 gp non-refundable consultation fee)
I wouldn't worry about the cost too much as they won't be in that area for long, just price things as reasonably dramatically appropriate. If the player is really keen on this, then add some "quests" to help them remove the foul influence in the cave below where the Nothic was etc. You can also use this to establish ties between Phandolin and Waterdeep/Leilon/Neverwinter if you want to add some politics into your game.
