As Jorin turns around, he thought he saw the eyeball painted on Drusk's shield (the sentinel magic item gifted by Hyll the Hag) looking at him. But as he looks closer, it is just a painted design that couldn't possibly be watching him.

Hildigrim pinches his lips together, then replies, "I don't know. I've felt this way all day. Really, ever since breakfast. Do you think we're being followed?" After another quick look around, the halfling sighs. "I think I've waited about as long as I can stand." He does a couple of hand gestures and Volo appears out of nowhere on Hildi's shoulder. "What did you see?" he asks the familiar.
After Volo appears, the owl pecks at the top of Hildigrim's head several times, disconcerted at returning to the house, waiting, then being whisked here. After some owl treats and feather patting, Volo is soothed enough to communicate with Hildi. It takes a while to communicate, which gives Quillary a chance to find someone nearby.
For Hildigrim:
The owl was able to tail the nimblewright, although he had to stay some distance away to avoid being detected. After 20 minutes, the nimblewright met with 2 cloaked Drow. They talked a bit (in code, so you don't know what was being discussed), and then went into a building and closed the door. Volo couldn't follow them, but got enough of a look at the 2 Drow to remember them.
When the owl returned to the abandoned house, there were several Xanathar gang members, trying to find clues on what happened to their 4 dead members. In the 5 minutes Volo was observing them (from a discreet distance), they didn't find anything in the partially burned rooms that would suggest the Road Enders were there.
For Quillary:
The bystander was walking down the street, and paused to watch the free show. That is true for pretty much everyone around. She asks if he was around earlier, and if he saw the tussle that other people were talking about. The bystander wasn't around then, but apparently Durquin and the Hired Horrors were at that spot for several hours.

The wagon hasn't moved yet, so Quillary is easily able to catch up to Durquin. He is using his "sales" voice to decline a customer (you) while staying polite.
"Sorry, I'm saving "Fleshrender" here for the right buyer. Would love ta sell her to you, but I can’t! You’re just not famous enough. When I'm done selling her, I can recommend some other beauties more in your price range."
(When he says the name "Fleshrender", you see the covered cage rock & shake, with growling inside. Durquin goes a little pale at that moment, but continues on with his smooth delivery... Obviously, he has misinterpreted why Quillary was hailing him.)

"What would Master Geddarm want with a roper?" Hildigrim asks. In response to Quillary's non-verbal reprimand, Hildi's eyes widen. "Oh," he says quietly.
Durquin gets thoughtful. "Having the Hired Horrors mentioned by Volothamp would be good advertising... Oh, I see. Make up something to try to fool the new salesman. You don't know Volothamp!" Durquin starts to get huffy.
