Not sure why though? Those that wrote the feature made a choice as to what it applies too. The rules are full of such choices, sometimes they are due to balance and sometimes they are due to style and sometimes they just are.
On the feat Brutal grip, I feel like this doesn't make sense:
Versatile Dual Wielder. While wielding a Melee weapon with the Versatile property in one hand, the weapon has the Light property for you.
I would say this seems like an intended play style thing. This feat seems to be focused on allowing the fantasy of “ of big strong PC who can wield a two handed weapon with ease with one hand.” IE: barbarian duel wielding long swords, or great sword in on hand and shield in the other.
What I’m unsure about is whether you would use the one handed damage or gain the two handed damage level with versatile weapons, I assume one handed but it gets more powerful if you could use the versatile damage.
A rapier is already easily wielded with one hand. I understand you want to use the light property with the rapier, but honestly that is kind of a different power fantasy all together I think.

That does seem like it would make sense, though it's more a question for the people who wrote it.
