I've tried a few times before giving up, but there should be an option to create ordinary equipment. Without layers of conditions and extra things.
I'm not making a +3 Arrow of Glibness. I just want to recreate a tonfa with 1d4 bludgeoning and finesse and light properties.
It feels clunky I guess. Just not a fan.
FYI: many people are simply making non-magical items from the magical item templates and writing into the descriptions that they are non-magical.
There is a way to make your tonfa: create a magic weapon based on club. Add the finesse property. Then rename it. That should work.
This doesn't allow artificer infusions to work, though. Like return weapon on a homebrew dagger, for example. In the system, it still requires it to be a non-magical weapon. It's unbelievably frustrating that something which should be so simple and has been requested hundreds and hundreds of times by legions of paying subscribers for at least the last five years is still unavailable. Utterly baffling.

After a bit of trial and error that's what I ended up doing. Luckily it wasn't a complicated item.
