It's up to Serge now, and Ixsas cannot really get close to the rogue without arousing more suspicion. For now, he figures that it's best to rest and wait somewhere where Zeds and Krackle can find him.
Ixsas looks to Krackle and says, "I'm going to try to get some rest, but feel free to wake me up if you 'see' something on your guard duty." Then he follows Serge away from the guards and toward their room.
Once they're alone in their room, Ixsas tells Serge that Zeds picked the lock and snuck into the storage rooms to see whether he could figure out where the Dragon Cult's stolen loot was headed. Ixsas remains awake for now to maintain concentration on Enhance Ability. He says that he might be able to suggest that the guards should leave the rest of their guard duty to Serge and Ixsas if the party has area 1 all to themselves, but if it fails, he expects that it'll lead to a fight. He doesn't want to do that until Serge is done investigating.
((Grrr... forgot i have Adv on Investigation and Perception checks from Ixsas... not looking to retcon anything, just posting to hopefully remind myself next time))
((OOC: it's either INT or WIS checks. I think you decided to go for Fox's Cunning, so Investigation and other INT checks are made with advantage. But it seems like he already successfully found the secret door under the box in the store room.))

He handles a high-quality glass eye, the sort used by upper class knights who have lost an eye in combat. He says, "Now that I have the right focus, I could ask Kossuth to let me see a distant place, but I would need to rest before preparing that spell."
Ixsas understand Serge's concern. He says, "Zeds went through the locked door just a few minutes before you arrived. If he runs into trouble, I expect that there will be a commotion that we'll hear from here, and we can rush to his aid. Otherwise, I'd give him at least another 10 or 20 minutes to finish his search. If the guards catch him before then...well, Zeds has a way with words, does he not? He can probably convince them that he heard something and was just checking for intruders." Ixsas's tone is flat and doesn't reveal whether he admires Zeds's skill with words or dislikes Zeds's casual relationship with the truth.

In case he has, here's an Insight or Investigation check (same bonus for both) for his intuition on the relationship or for putting various pieces together: 14.

But from what Zeds and Krackle said, even he may just be collaborating with them out of greed." He thinks quietly for a moment about what he's seen and heard since arriving. He continues, "I'm sure that Bog Luck will protect the Cult's interests, but it doesn't seem like the cult itself runs Carnath House. For example, I do not think that the cook upstairs was a cult member. I suspect that most or all of the guards here are just paid mercenaries. They may be loyal to Bog Luck because he pays them well, but they might not know anything about the cult. Or, maybe they know that Carnath House helps to move and conceal stolen treasure, but they may just think that they're just collaborating with common bandits for a cut of the treasure."

Then we can wait here quietly and rest for a bit. If we haven't heard from Zeds or Krackle in 20 minutes, we can go upstairs to visit Toren Mire. I had promised to try to protect him from his nighttime tormentor, so we have a real reason to leave the room. We'll just say, 'Administering to the sick.' As we go upstairs, we can look to see whether Zeds has made it out of the store room. If not...well, Toren has made quite a lot of noise every time we've tried to help him with the night hag. Therefore, there's a good chance that whatever I do with him causes a natural distraction and give Zeds a chance to get out of the store room...or for Krackle to go check on him." Ixsas does not mention the slight possibility that his interference with Toren causes the night hag to materialize and attack them! But at least that would also cause a loud distraction.

As said before, Ixsas waits in the room for about 20 minutes (about 1/3 of a candle). If Ixsas and Serge haven't heard any commotion, then Ixsas proposes that they use the excuse of ministering to the "sick" Toren Mire to leave the room, go upstairs, and check on the Mire brothers. While they're going up the stairs, they can look to see whether Zeds has made it out of the room. (If not, they can try to stage a brief distraction after they're done with Toren to give Zeds an opportunity to get out room 3 without attracting attention.) Hopefully, Zeds and Krackle agreed on some sort of signal for Krackle to indicate when the "coast is clear."

Occasionally he will whisper to himself as he casts [spel]message[/spell] to Zeds behind the door. "hey buddy... Did you find anything?" He asks as he continues to stand gaurd outside the door. "Let me know when you are ready to come back out so I can try to distract the guards again." he says later..
Zeds takes just a small portion of gold from each of the three boxes before relocking them and putting them back where he found them - 20gp, 15gp and 10gp respectively. He'd like to be greedier but there is some chance the lockboxes will be opened before they leave here and if so it would be best to not have the theft be totally obvious. He hopes the smaller sampling could lead to perhaps a disagreement between the parties involved with the boxes on how much was originally deposited instead... ((45 gp added to Zeds which I'll deduct if he is somehow interrupted first...))
Zeds is then about to descend into the tunnel and try to see where it goes... It seems pretty obvious what the purpose of a tunnel like this would be, theft and the discreet transfer of goods, but the why would really depend on who ran it. Bog Luck is the obvious choice, Zeds presumes, and that gets him thinking that he may use the tunnel to move the Cult's valuables unseen by others. He starts climbing in when he suddenly hears Krackle's voice in his head...
"Found tunnel hidden in floor. About to explore it to see where it goes. How's things out there?" he replies, if he can reply with that much.
"Quiet so far... although not sure how long." The kobold whispers. "If you go too far.. I may not be able to talk to you, and you might need to escape fast." He adds as he recasts his spell as needed.
