"Well, that was quite a wonderful scene that you showed us. Full of revelry, merrimaking, and glee. Perhaps a bit too much giddiness for my companions, but truly, an establishment I wished to have visited if it were in my time. It gives promise to what my companions and I can make this place as the new landlords. Please give pause and listen to our proposal."
As Ian speaks, the tension in the air subsides, and a certain sense of suffocating pressure eases. The windows and crockery cease from their rattling, and the somethingin the middle of the room begins to shimmer less violently. It descends from where it was, about midway to the ceiling, to hover just above the floor. There is a moment of silent expectation.
"The previous owner, Volothamp Geddarm, said that this place was renovated into a tavern by a previous owner named Lif. Unfortunately, ever since Lif passed away, the tavern hasn't been able to successfully reopen due to some unfortunate circumstances. We've been in talks for getting this place up and going again as an inn and pub as we have in the last day come into ownership of this property. We have our own money and good connections to secure an additional line of credit including the Neverember family. Judging by the scene that you were reliving down here, I don't think our interests misalign. So, I'm hoping that you will be party to our plan."
For a few moments after Ian finishes speaking, the presence in the center of the room makes not a move or a sound. Then, gradually, a warm, quiet light fills the taproom. The slender ghost of a chandelier, just barely visible above your heads, takes shape in the air, casting a golden glow about you all. The amorphous spectre of the Manor’s erstwhile master coalesces into the form of a middle-aged half-elf with smiling eyes, his sleeves rolled to the elbow, his hair somewhat frazzled. He bows slowly, clasps his hands, and fades away. The light recedes along with him, and you are left standing about in the dark.
From now on, whenever Ian is within the walls of Trollskull Manor, he has a force at his command that follows the rules for Unseen Servant, except that the spell does not have to be cast, costs no components, and is of unlimited duration.
Gregor will head to the Portal to try to catch Teapot with the intention of offering him a job. He'll also start making inquiries for craftsmen and alcohol distributors.
Depending on how much time he has in the day, Ian would first like to negotiate with the proprietor of the Bent Nail about refurbishing Trollskull Manor, hopefully at discount. Ian will make the case that he will advertise the Bent Nail's craftsmanship at the 'Grand Opening' and the first several ten-days to promote the Bent Nail business.
Once a refurbishment quote has been established, he would like to head over to Neverember House and talk with Renaer to discuss where he could secure a legitimate small business loan, perhaps with Renaer as a reference or through a letter of introduction. Again, Ian will use his suave to negotiate for good terms. He would like to see different options in the range of 750gp, 1000 gp, and 1250 gp and the terms associated with those offers.

Irma will join Ian on his venture and will cooperate with Ian to help secure better contracts/prices with his charming smile. While they are out and about Irma will stock up on holy water and parchment to replenish his spell supplies.
This post has potentially manipulated dice roll results.
During the team's previous break, Akai managed to learn a few details about an underground dungeon known as the Undermountain. He will spend the day in the Yawning Portal Inn to see if any patrons have new details regarding the level known as the Arcane Chambers (i.e. general layout, rumors of the contents, and possible entrances/exits).

Ian nimbly ducks the glass missile, which smashes on the wall behind him.
Something makes a sound that is neither a moan nor a hiss, and all the windows rattle.
Ian composes himself and says,
"Well, that was quite a wonderful scene that you showed us. Full of revelry, merrimaking, and glee. Perhaps a bit too much giddiness for my companions, but truly, an establishment I wished to have visited if it were in my time. Gregor cautiously gets to his feet.
Ian steps forward a little and continues,

Provided there are no further actions at this time, the remainder of the night passes without incident.
Day 4 - Fourth of Eleint - Harbright
The party rise the next morning with a brand new day before them. What are your plans?
Gregor will head to the Portal to try to catch Teapot with the intention of offering him a job. He'll also start making inquiries for craftsmen and alcohol distributors.
