Boko struggles with the lock with her improvised tool. (Boko: make a disadvantage DC15 Dex check. Anyone have thieves' tools or proficiency in them?) She can see little through the keyhole - just a bit of light (the sky?)
The interior of this warehouse is quite dry – including inside this metal door.
(I can't remember either, so we'll say your Water Breathing is still active.)

Kei
(If Boko fails) Kei waits while Boko attempts to open the locked door. When it's obvious she can't manage he gently nudges her aside. "Here, our mutual friend might be able to help". Grabbing Thwacks roll of tools he attempts the lock himself.
Kei steps in with his tools, and between the two of them, they soon have the door open.
It's an exterior door, looking out over the large swath of grey-green mud known as Hemlock Pit. A huge, rickety crane protrudes from a wall of the warehouse, its limbs rusted and bent. Dangling from it is the dripping hulk of a ship, hanging high above the greasy mud.
A narrow, rotting walkway with missing boards and no railing surrounds the rusting bulk of the ancient crane. The hull of the ship dangles from the crane’s arm, fifty feet above the broad mud pool below. A wooden trough connects the ship to a nearby water tower, and a crude bridge suspended between the crane and the ship’s deck promises a treacherous climb. Steam rises from the hulk, and rivulets of water spill out from between the planks of the hull, raining down to the mud below.
Boko uses druidcraft to get the coming weather and the current time of day. "That appears to be where this is all coming from. Do we sneak over, or go surprise whatever is inside?"
"Well that's the oddest thing I've seen for some time. Why suspend a boat above the surface and then fill it full of water?" Kei ponders the sight in front of him. "You may be right Boko, but whatever is inside most likely won't give us answers. We need to find Dory and my guess is if we kill whatever lives in there it'll tip him off that we're here".
He surveys the scene more closely and then, in a lightbulb moment, offers an alternate plan. "See the way it's getting fresh water supplied yet it it's hanging over that" he points to the muck below, "well maybe it doesn't like tainted water. And look at the frame holding it - all bent and rusted, almost on the brink of failure. With a well placed explosion we could drop the ship and all into the foul water as if the crane had finally failed. Then we run and it's as if we were never here. That would bring Dory to us!"
”I think we should follow Mistress Alcor’s suggestion. If we don’t figure out what is going on here and uncover the conspiracy tonight, we will likely never get to the bottom of this coverup,” suggests Gerrard. He prepares to carefully cross the rickety walkway to the ship.

It is twilight, if that's the right word for the brown gloom that fills the skies here. It is hard to see far, although you can see torches, small fires, and industrial glow across the district from this height. The gurgle of water in the trough dominates the soundscape, punctuated with steady dripping from the bottom of the boat into the muddy morass far below. There are no signs of life on the boat, walkway, trough, or crane. Boko divinates hot, humid weather with virtually no precipitation overnight and tomorrow.

"Fine. Into the steaming, waterlogged ship we go" Kei says begrudgingly. He follows vlbehind Gerrard but at a distance that allows him to see if the noble struggles with the rickety structure.
The party begins to make its way toward the suspended boat, Gerrard first, Kei a safe distance behind, Boko peering out of the iron door watching what follows. Beginning to cross the walkway around the crane, Gerrard and Kei find that while rickety, it's actually more solid than it looks. The real danger on the walkway – and undoubtedly the bridge as well – comes from their uneven surface and the lack of a railing. (Anyone who moves no more than 10 feet per turn and devotes all their attention to watching where they place their feet is in relatively less danger while moving through this area. But a character who moves more quickly or who performs any other action in addition to moving must succeed on a DC 13 Dexterity saving throw or fall prone. If the saving throw fails by more than 5, the character slips and falls 60 feet...)
When Gerrard is about 15 feet out (and Kei 5), three dripping-wet figures appear from a hidden compartment within the crane. Their skin is slimy and translucent, their limbs resemble those of deep-sea oddities. They each carry a rusty trident, which they now wield threateningly.
"Stop,"you hear in your minds. "Who are you? What do you want?"
