Looking through the place, Auric asks, "Do you mind if my retainers and I take the top floor?" Auric's plan is to make the turret peak the stable for his riding lizard, fix up the storage room for his retainers, and use the bedroom on the top floor for himself.

"Sure, sure. I'll set up a hammock or something in the common room. Sure beats the last few beds." Mal'thrae says. "If we're going to rebuild this place, we'll have to talk to all the guilds if we want our place to do well. Might want to introduce ourselves to the locals as well."
"Seems like it." Valen shrugs to Volo's question. He glances over to the others. "I need a room, maybe in the cellar or somewhere, where I can set up my defenses, I don't want to chance my enemies finding me unprepared..."
Urukar thinks back through the rooms they had looked round, and nods at Valen. "The room in the southwest corner of the second floor has views of two sides of the building, and is only accessible from one long corridor. Easy to defend from whoever might be pursuing you."
"Besides, I'll be sleeping in the common room, which is the only way to get to any of the other rooms from the inside. Relax, you two." Mal'thrae says as he makes his way downstairs to Volo. "Yes please, let's get going."
Wonderful! Meet me at the Lord's Palace in an hour. I'll make the arrangements.
An hour later, you meet an exuberant Volo outside the palace. He leads you toward the courtrooms where the magisters hear cases, and down a side hallway to what look to be offices. At the third door he stops, knocks, then goes on in without waiting for an answer. He motions for you to follow into the large office of a tiefling magistrate who looks anything but happy about the intrusion. Volo speaks up as you file in. Kylynne, thank you again for the short notice meeting. This won't take long.
She looks at Volo impatiently. Yes, yes. Whatever. Where's the deed? She looks at the rest of you. And the 25 dragon estate transfer tax. Generally paid by the buyers she adds, noting that none of you look well versed in real estate law.
Volo produces the deed, and Kylynne looks over it quickly, making a few signatures and stamps. She draws up a few lines on the bottom, and turns it around to you and places a quill on top. She then waits expectantly.

Mal'thrae reaches into his pocket and pulls out 25 gold dragons, placing them into a pouch and resting it on the desk. He then takes the quill and happily signs his name on the deed.
Taking the quill, Urukar looks at the paper in front of him, then at the quill, then at the paper again. He holds the quill in a fist, and scratches a simple squiggle on the page, imitating the previous two signatures. As he does so, he snaps the tip of the quill, and drops it on the table, looking distinctly unimpressed at the rigmarole.
Melody takes the pen and looks over the paper briefly before signing with a smile. Things were already going a whole lot better, and she'd only left Xanathar's for less than a day at this point.
In a somehow simultaneously bored and impatient voice, the tiefling says Congratulations. You're the official owners now. Thank you, that will be all.
Volo ushers you back out. Well my friends, as I said before, if you're ever in need of anything, you send for old Volo and he'll help you out. But, I'm sure you're anxious to get started!
(You will now have some downtime for a little while. It'll be a chance to start fixing up the house how you want it. You can also do any of the downtime activities in the phb or the extended ones in Xanathar's that's right here: https://www.dndbeyond.com/sources/xgte/downtime-revisited#DowntimeActivities
There will be a few scripted activities that happen with everyone, and a few that I'll be pming people with.)

Mal'thrae says to the group as they file out. "We'll have to come up with a name for the place if we want to open it up as a buisiness. We'll have to talk to some of the guilds too, and introduce ourselves to the neighbors."
Rayner : "I like that! Let's meet the neighbors, that way we can ask what is missing on the street, maybe we can provide that to them, and get some work with it."
"We should also open a tab for the manor, and pull in gold dragons for restoring it."
Urukar listens to the chatter, accepting his fate, for better or worse, was now tied to these people for now. "If we need coin, then I might know someone... Been a while since I had a proper fight..."

Melody looks around the house, interested. "Well, they most certainly could use a tavern. Every Ward needs a tavern!"

Volo looks extremely pleased with himself. Yes! Yes! And you, my dear, would have your own stage every night! Shall we make it official then?
