Reed enters into the old study (on the north side of the west wing) and examines the desk. All the side drawers are empty save for a few scraps of yellowed, illegible paper. Only the central drawer is closed. Tugging gently on it, Reed finds that it is locked.
The room is otherwise empty, except for fallen plaster, mold, and rubbish. The windows are boarded up, but Reed can see the pouring rain outside through the gaps in the rotten wood.
Lightning flashes again, followed by another peal of thunder. The wind whistles through the gaps in the decaying house.

Lucky will follow the biggest group. If an opportunity comes up to step up and search a room or thing he will do so (+6 Investigation with Advantage due to glasses). He keeps a weather eye and ear out always too (14 passive perception)
With his tools, Reed manages to jimmy the lock and open the desk drawer. It contains nothing but old, valueless documents, all written in Common — receipts for purchases of various chemicals and laboratory equipment.
Kelnan's spell winks out just as he enters the room (his ten minutes are up), but he had detected something of indeterminate school in this desk, as well as something from the School of Illusion in the north end of the large room next door.
(Everyone is back together in a group, in the old study, now?)
Katernin walks into the room, taking a look around. "This whole thing seems a bit... odd," she says, looking around for anything that might be out of place.
"How so," Fianna asks. "It's a dilapidated old wreck of a house. Abandoned for who knows how long..." Fianna looks around the place, taking it in... Almost willing a spirit to arise, not that she expected it to happen.
Katernin notices nothing obviously out of place in this old study. There was probably other furniture in this room once, but only the desk survives. Black mold covers the walls, and the floor is filthy with dirt and debris.
Rain continues to pour outside. A gust of wind slams something with a bang - maybe a door or shutter.
No spirits make themselves known to Fianna, but this place gives her the chills nonetheless.
Molo, Kelnan, and Reed crowd around the desk and the contents of the drawer. Kelnan is quite sure that the Detect Magic ritual he was conducting up until a moment ago had picked something up in this desk, but all that appears to be in the recently-locked drawer are a bunch of old, worthless receipts. The other drawers are empty.
Kelnan examines the desk thoroughly - he is positive he saw an arcane signal just a few minutes ago.
Sure enough, he discovers the secret: a small hidden compartment under the drawer. Inside, wrapped in cloth, is a glass vial full of thick brown fluid. (OOC: A reminder on the official 5e rules for identifying potions, presuming that's what this is: "a little taste is enough to tell the taster what the potion does.")
(Kelnan may pocket the potion, sample it, or both.)
The six of you stand crowded in the old study, listening to the fierce storm rage outside.
Where to, next?: - The room at the end of the hall hasn't been fully examined. Kelnan recalls seeing an arcane signal emanating from the north end of that room. - Kelnan also recalls that the room off the kitchen, containing the stairs down to the cellar(?), had a similar magical fingerprint. - Back upstairs? - Reexamine some of the downstairs rooms? - Out into the stormy late afternoon wilderness?
"Let's finish off checking this floor and then head to the basement," Fianna suggests. "The we can go back upstairs... Or maybe those of you who wish to can." Her ribs haven't had any chance to get better yet so she thinks better of climbing back up those stairs.
With that, Fianna exits the room and turns right towards the room to the west...
Fianna peeks into the room at the end of the hallway, and it's... another empty room. An old living area of some sort. A door in the north wall leads onto a small patio, the paving cracked and overrun with weeds. Other than a pile of refuse in the southeast corner, the room is bare.

"Here, let me have a look." He rushes his way up to the desk and starts shuffling though the contents.
Reed glares at Kelnan. Hey! Anything you find in there is mine. I found it and jimmied the lock.

Kelnan smiles and takes a taste of the potion. "A secret potion, not a bad start!"
He then follows Fianna into the next room, looking for whatever he might have sensed earlier.
