I have a hard copy of Xanathars Guide to Everything, but is there a way to unlock it here because I own it? or is it one of those 'buy in both or only have one" things?
If you want to use the D&D Beyond digital tools, you've got to pay for them, but if you don't want to do that, you can always re-create whichever item, subclass, or spell you want to use as a private homebrew. This is allowed by the rules of the site.
Try to remember, when looking at these options, that you aren't buying the book again, you are paying to access the book via the DDB system, including both the compendium and the character builder.
Also, the standard price is the same as Amazon, but the Legendary Bundle is currently 25% off from that price, for literally everything published by wotc, with the discount code 826LA (in support of the 826LA charity organization), and is normally 15% off. Also, if you buy content by itself, and buy the bundle later, the bundle is discounted equal to what you paid for the content you already own on DDB.
Lastly, make sure you try out the site in free mode before deciding whether it's worth making the purchase. It's a really good service. If you are mostly here for a character builder, watch the april update for info on what the sheet will look like soon. I'm pretty excited about it. If you are here for the compendium as well, I can't exaggerate how worth the money it has been for my group to have everything available in this format. It is miles better than having a pdf of the books, and barring crappy internet connection, it's much faster most of the time for us to find info here than in the physical books. Especially stuff that isn't in the PHB.

I'm a little upset with this; I bought it the day it came out and with the 25% discount, it comes out cheaper than what I paid plus you get XGtE and ToA :(

Sadly, you can never plan on a coupon or discount being offered. You either decide to pay the current price, because you want a product, or you hold off, hoping the price is reduced by some means, to a point you are willing to pay. That is as true here as for anything anywhere that you'd want to spend money on.
