If you were ever curious What can be a familiar for find familiar in 5E, well here's a list I have put together with the help of a bunch of other sources and other people to help you choose the familiar that's right for you! Keep in mind that no matter how "Official" the source is, at the end of the day it is still up to DM discretion to allow anything outside the base PHB although if they don't, they're a fuddy-duddy!
as an optional familiar the player can find and bond with within the setting, after which the Gazer will become the player's familiar.
Whether this means that a player can always obtain a Gazer as a familiar is dubious at best and best left to the decisions of the DM.

Default Options: These are from the base spell
bat, cat, crab, frog (toad), hawk, lizard, octopus, owl, poisonous snake, fish (quipper), rat, raven, sea horse, spider, or weasel
Pact of the Chain Specific: These are available to warlocks with the pact of the chain
Pseudodragon, imp, quasit, and sprite.
Strixhaven Mascot Specific: These are available to players with both the Strixhaven Initiate & Strixhaven Mascot Feats
Spirit statue mascot (Lorehold), art elemental mascot (Prismari), fractal mascot (Quandrix), inkling mascot (Silverquill), and pest mascot (Witherbloom).
Other Options from Other Sources: These were added in various other books as well as the D&D 2020 Celebration
Tressym, Abyssal Chicken, Almiraj, Flying Monkey, Fox, Hare, and Gazer Familiar*
*: Gazer Familiars were originally discribed in Chapter 3 of the Bestiary within Volo's Guide to Monsters with the seeming intend of being an NPC exclusive familiar as per all the familiars noted in Volo's Guide as stated by Jeremy Crawford. However, the Gazer Familiar shows up again within
Waterdeep: Dragon Heist

Not a Player Character familiar, but the Monster Manual listing for Mage lists crawling claw as an optional familiar for NPC Mages and Archmages.
