Blind sight allows the viewer to effectively see hidden and invisible creatures. Effectively is not clear in starting it ends the hidden or invisible condition. So I assume advantage and disadvantage still applies.

It does not unless the DM is wilfully ignoring the rules as intended - WOTC has no idea how to write rules. Neither Invisible nor Hidden ought to interact with the attack rules in any way beyond the normal rules for Unseen Attacker and Unseen Defender.
Sadly for invisible it seems it does, they clarified this with see invisible spell in a video at some point and the duplication of the wording makes it seem like this is their intent. I think its dumb, but that's what they want. You have to dispel the invisible condition to remove all the effects for you. Hiding, I think blind sight does remove the hiding condition as that would be a enemy finding you. Making it a condition is weird though as that means if i have say a bat familiar, you are not hidden now and without the familiar communicating with me or the party in some way like fluttering around you, you are no longer hidden vs any of us as your condition was ended.
