Lair Actions

At initiative order 20 (losing ties), a creature with this feat can use one of the following lair action options, but only if the creature is currently within its lair. They can only use one lair action per round. This feat is only available to NPCs or Creatures (not PCs) of level 5 (or CR 5) or greater. The creature cannot use the same lair action twice in a row.

The following list is a subset of examples that a DM should consider typical for lair actions. Be aware of the composition of the Creature's typical lair when deciding damage types and effects. The vagueness of radius for area of effect and type of damage is purposeful. This is the art of DMing.

• the Creature has advantage on all attack rolls, ability checks, and saving throws until its next turn
• make an area within the lair difficult terrain until the top of the next round
• make an area within the lair obscured until the top of the next round
• the lair shakes or does something that knocks characters prone if they fail a Dex save (save DC is 8 + the Creature's Charisma modifier + the Creature's proficiency bonus)
• an area of effect spell goes off dealing one-third d6 damage to all in the area of effect (save DC is 8 + the Creature's Charisma modifier + the Creature's proficiency bonus)
• an area of darkness appears until the top of the next round
• all healing fails until the top of the next round
• an unseen force pushes the Creature, allowing them to move up to their speed without provoking opportunity attacks
• a slow or entangle spell affects an opponent or an area
• etc.

Only one lair action can be used per turn and only on initiative 20 (losing all ties). To prevent optimization, a specific type of lair action cannot be used twice in a row.
