I'm DMing for the first time, and it would be really nice to be able to put my own notes directly into the text (maybe a special insertable box) of the published adventures on DnD Beyond. Running it off DnD Beyond has a lot of advantages, but it'd be nice to be able to put in notes for myself.

Blood Frenzy. The quipper has advantage on melee attack rolls against any creature that doesn't have all its hit points.
Bite. Melee Weapon Attack: +5 to hit, reach 5 ft., one target. Hit: 1 piercing damage.

Me too, I need this feature as well as whitelist/blacklist sources.
Exactly what I just made this visit to the forum to ask for. Currently I have to go between two things the source material and my notes to provide all the details and any changes I make and hope that I don't absentmindedly skip checking my notes as I go. Or worse like last week I wrote them up on paper and forgot the paper.
