I have the 2025 version of Monster Manual which is supposed to have recently added information on LAIRS, but id can't locate such information on D&D Beyond. How do I access LAIR rules and information?
What information are you expecting? Nothing has been 'recently' added to the monster manual (it's been out over a year)

The monster manual should have their lair effects around the statblocks.

It does. I believe that the person who made this doesn't own the MM. Just rather is looking at the free stat blocks and not finding the lair actions.

Current List of Children: Golden, Salem, Wes, Aspen, Link, and Foalin.
If its really Lair Actions, those aren't a thing in the 2024 MM then, they're now replaced with another use of Legendary Resistance and Legendary Action while the monster is in the lair. (That said, I still use lair actions on top for more thematic flavor and also because i bought Fizban's and I'm going to use Fizban's)

Looking to create a homebrew Monster having lair effects, but can't find a listing on what Lair effects are allowed (nor samples) such as with Legendary Actions and Mythic Actions. Or do I just make up anything I want?
Example: Creating a certain type of Fiend that has certain benefits when in an established Lair (which could be inside a bastion) while on the material plane.

While lair actions aren't a thing in 5.5e (opting instead to add things as legendary actions), there's still described effects for them.
Ah, there's not really a premade list for making your own. You're kinda on your own, unless you just steal effects from the official monsters.
