I have access to Xanathar's Guide to Everything 2014 as a book but the content does not show up in my builder unless I select 2014 expanded rules. I see that I can buy Xanathar's Guide to Everything that indicates compatible with new rules but there is only one book unlike the PHB and DMG where there is a clear 2014 and 2024. So I assume I need to buy Xanathar's Guide to Everything again am I missing something.
Both are designed and written for the 2014 rules, but are compatible with 2024 rules. They did say they would update them, but whether that means there'll be a Xanathar' 2024 version, it'll be called something else or if they'll just update the material and release it piecemeal as part of other books is unknown.
The current books mostly work fine though. You don't currently need to buy an update - although some stuff has been released updated, and for things like Subclasses, that means you can't use them with the new Classes, you'll have to buy the new versions (from whichever book that is).
