Quillary-spider gets into the room (along the ceiling), apparently without being noticed. She senses a being (invisible to the eye) sitting on the windowsill, with a broken harp before it. As the others in the party stomp along the hallway, the being stops trying to play the harp, and looks towards the door.

Jorin is making his way up the steps, not trying to be too quiet, but also not being too stompy. One moment Quillary-spider is firmly in his gaze and the next moment, she's vanished. He pauses for a moment, mouth agape, "This druid is full of surprises." and then continues working down the hall.
Hildigrim looks at Jorin and Pascal as the party climbs the stairs, but does not reply to either of their comments. (Unless Pascal's comments are actually thoughts, in which case Hildigrim doesn't look at the lizardfolk, because he can't read minds.) At the top of the stairs, the halfling immediately looks at the open door and makes a pointing gesture toward it, but uses the mirror to first look down the hall in its reflection. When he doesn't see any skulks (I'm assuming since spider Quillary didn't), he'll quietly (stealth: 21) move to the open door and use the mirror to peer into the door (around the door frame so the skulk on the window sill would only be able to see his hand and the mirror. Oh, I guess it can see Hildi's reflecting in the mirror if he can see its reflection in the mirror.).
Again, assuming he'll see the skulk sitting on the window sill and that, perhaps, spider Quillary doesn't start bobbing because she doesn't see Hildigrim's hand or the mirror with that stealth roll. Anyway, he'll look back at the others and hold up one finger and mouth the words "window sill" and "Ready?"

While you were waiting for the others, you have a chance to look around the room. There is a door-sized object in the corner of the room, but it is covered by a sheet so you don't know what it is exactly. There is also a bed, personal chest, and a closed dresser.
The harp with the broken strings is a physical object on the window sill.
As stealthy as Hildigrim is, the skulk heard the others walking down the hall. And these things respond to being seen in a mirror. To quote the module ("it" being the grey and horrid figure): Curtains billow as its gaze snaps to your reflection in the mirror.
Start of combat... For this first round, it will be a little different.
Quillary goes first. She can sense the skulk, and she is "invisible" to it for this round (advantage on attack if she wants it).
Hildigrim goes second. He is looking in the hand mirror, and attacks normally. If spider-Quillary remains overhead, Hildi will have sneak attack.
After those 2 go, everyone else (skulk, Drusk, Pascal, Jorin) do the normal concurrent procedure (include a roll for initiative).

The chest was not locked or trapped. It is a chest of personal belongings. The rest of the party looks at Hildigrim oddly, about how eager he was to dive into the lady's clothing inside.
Besides random clothing, Hildi finds a silk dress (too large for a halfling), a bottle of common wine, and an unsealed letter to the woman's father (explaining that she has run away from his tyranny).
