"My bet is that they cannot go up the stairs. So we took the book and get the hell out of here without destroying them because the professor surely has permission to be here so the armors don't attack her... so.. be smart guys..."

As soon as Rothnar puts his tools to the case, he feels a jolt of electricity as bursts of blue light run up his tools and into his arm. He suffers 7 lightning damage but is able to carry on picking the lock, the trap exhausted (roll for lock picking: 18). You feel the mechanism click and the lock releases.

Laza grabs the armour and tries to push the electrical energy into the armoured figure but the figure pulls its arm out of his grasp before he's able to push the energy in and it dissipates without effect.
"Unfortunately I don't know Dispel Magic yet!" Erik will conjure a Fire Bolt and aim at the same figure Laza attacked

The bolt of fire erupts from Erik's fingers and flies across the room, hitting one of the armoured figures. It seems to bounce harmlessly off of the armour and strikes the wall where it fizzles out.

The armoured figure in the rear of the two spots Rothnar messing with the display case and charges over, swinging its sword at the rogue (Brayton, you can take an attack of opportunity if you wish). Attack: 5. The sword finds purchase in Rothnar's arm and he suffers 8 slashing damage. He swings his sword for another strike: 6 but the Rothnar is able to dodge out of the way.
The front armoured figure visibly winces as Ruhvon's spores sink through the gaps of their armour. You seem to have gotten his attention. The figure moves around the side of Brayton to attack the druid that injured him (Brayton, you can have an attack of opportunity against this figure if you prefer, but you only have reaction so chose which figure you attack. Laza, you may also have an opportunity attack against this figure) and swings their heavy hammer at Ruhvon twice. Attack rolls: 23, 12. Both attacks ping harmlessly off of Ruhvon's newly hardened form, causing no damage.
Over to you guys. For your information, Brayton, Ruhvon and Laza are about twenty feet from both the book and the exit, Rothnar and Erik are stood by the book which is about thirty feet from the stairs. Brayton, Ruhvon and Laza are all adjacent to one armoured figure, Rothanr ans Erik are both adjacent to the other.

Erik seeing the firebolt bounce off will look around the room, he will look for a thick loose book and cast Catapult and aim it at one of the figures Brayton is fighting. Once he finishes he will move back 30ft.
With a dull thud the strikes of the figure bounce harmlessly away along with a cloud of the protective spores. He casts a glance to the dwarf and mutters a quick phrase, almost sounding like a curse, causing some of Brayton's wounds to close.
He then turns his attention back towards the armor. He sneers with yellowing teeth and swings his staff. Following through with his swing he turns to retreat toward the stairs.

Seeing the one back away, Laza attempts to scratch him with his claws, even though they aren't visible through this illusion.

Then on his turn he again tries to shock the nearest set of armor to him, backing out of melee if the electricity takes hold.

Laza's claws slice at the armour but bounce off harmlessly. However, it does set him up to get a good grip with his hand to deliver the blast of electricity. The crackling blue light travels up its arm and into its torso and it convulses strongly - that definitely hurt it. The figure is juddering slightly and you manage to get away from it without danger and make it to the stairs and up a few steps.
Can Rothnar open the case and take the book with his action, use his BA to disengage and his movement to go to the stairs?
Disengage is a standard action, but I'll say you can grab the book with your bonus action, disengage with your standard action and move to the stairs with your movement. When you grab the book, it's much heavier than you expect which throws your for a second but you quickly adjust and haul it to the stairs, neatly dodging around the armoured figure and its sword. You finish this turn at the base of the stairs leading to the floor above.

Brayton's wounds heal a little before Ruhvon swings his shillelagh at the armoured figure. However, it simply pings off of the heavy armour without seeming to find purchase. The figure is still reeling from Laza's electric attack and Ruhvon is able to move to the stairs and even get a couple of steps up this turn.
As it stands, you've all had your turns. Rothnar has the Well of Souls and is at the base of the stairs. Laza and Ruhvon are on the stairs and have made it up a few steps. Erik is near the display case where the book was displayed, about 30ft from the bottom of the stairs and is adjacent to the figure with the sword. Brayton is adjacent to the figure with the hammer. This figure has been electrocuted by Laza and has no reactions as a result. Both Brayton and Erik haven't used their move actions. Would either of you like to move before the armoured figures take their turns?
(Of the party is leaving Brayton would follow to stick with them, being the one to be last in line.)

OK, Brayton manages to get away from the armoured figure with the hammer and makes his way to the staircase, taking up a defensive posture in front of the rest of the party.

The figure turns stiffly toward the stairs and follows Erik between the display cases with a slow lumbering gait. However, it's slower than Erik and doesn't reach the group at the base of the stairs this turn.
The other armoured figure is a little closer and, after it shakes off the effects of Laza's electricity, it moves toward the group of you clustered at the bottom of the stairs. It raises its hammer and takes a swing at Erik's head: 5. The hammer connects with the side of Erik's face with a sickening crack and he takes 8 damage. The figure keeps the momentum of the swing going towards Brayton: 13. However, Brayton is ready for the attack and deflects it with his axe.
