Now the map of Trollskull Alley shows a border for Trollskull manor is approx 80' East to west by 60' North to South. So that implies 29,333 gp for the land. The value of the building depends on what you want to do. My guys dug a second basement and added a 5th floor with extensions over the kitchen. Then they bought the buildings to the South and East demolished them and extended further - when they were done they were dead broke and owed 300,000 gp.

If you compare the 10' scale map of Trollskull Alley with the 5' scale map of the floor plate of Trollskull Manor then you find that the building is 110' North to South compared to 65' on the floorplate map. However at the 60' mark on the alley map there is an East West line. I called everything South of that a separate building on a separate title.
Definitely more than 2k gold if you want to be realistic, but it's your campaign and you can make a judgement call.
After all, prices in the real world are also based on things besides face value. Maybe there's something hidden that makes the value tank. Maybe the owner wants to sell something immediately and will take a loss. Maybe the owner feels that a favor is owed to the purchaser or wants to expect a favor in the future. All of these are reasons why the price doesn't have to fit actual market values.

10,000 gp would be a reasonable price. My characters still hate Volo for not giving the 100 he promised them.
