This ordinary-looking canvas tent appears to be large enough to comfortably accommodate two people. Its interior, however, is magically expanded into a spacious pavilion.
Expanded Interior
When fully deployed and activated, the tent's interior consists of a central common area and three separate sleeping rooms.
Central Area. The central area comfortably accommodates six people and allows creatures to move through it without hindrance. A normal fire pit is located in the center of the area.
North Room. Contains two beds with bedding.
East Room. Contains two beds with bedding.
West Room. Contains two beds with bedding.
South Entrance. The tent's entrance is located on the southern side of the central area.
The tent's interior is considerably larger than its exterior dimensions would allow.
Ventilation
The tent has magical ventilation that allows smoke and stale air from the fire pit to escape while preventing wind, rain, snow, and other outside weather from entering.
The tent provides no magical heating or cooling. The temperature inside is otherwise comparable to that of a normal tent.
Deploying the Tent
The tent takes the same amount of time to set up as a normal two-person tent.
Once the tent is fully deployed and all stakes are secured, a creature can speak the tent's command word to activate its magic. The interior then expands into its full configuration.
The tent cannot be moved while its magic is active.
Any creature or object can enter the tent.
Disassembling the Tent
The tent's magic ends as soon as the tent begins to be disassembled. The tent cannot be disassembled while a creature is inside.
When the magic ends, the expanded interior returns to its normal exterior dimensions.
Any objects or equipment left inside the expanded interior are magically transferred to the chest attached to the tent. If the chest cannot contain all of the objects, the excess objects appear on the ground directly beneath the tent.
Chest
A normal chest is permanently attached to the tent and remains within its expanded interior while the tent is active.
The chest has the normal capacity of a chest and is not itself extradimensional. Creatures can store objects in the chest normally.
Extreme Weather
The tent provides adequate shelter from Extreme Heat.
In Freezing conditions, the tent protects its occupants from wind, snow, and exposure to the elements, but provides no additional warmth. Occupants still require appropriate insulation or a heat source, such as a bedroll, blanket, or fire, to rest comfortably.
Damage and Destruction
The tent has an Armor Class of 12, 30 Hit Points, and Resistance 5 to all damage.
If the tent is reduced to 0 Hit Points, its magic immediately ends. All objects contained in its chest are expelled onto the ground directly beneath the tent.
The tent can be physically repaired by normal means. The Mending spell can repair a break or tear within the spell's normal limitations, but it cannot restore the tent's magic.
Restoring the Magic
If the tent's magic ends because it was reduced to 0 Hit Points, its magical properties must be restored after the tent has been physically repaired.
A spellcaster proficient in Arcana can restore the tent's magic by spending 7 days working on it, expending 1,000 GP worth of materials, and expending spell slots with a combined level of 15.
Once these requirements are met, the spellcaster must make a DC 15 Intelligence (Arcana) check to fully reactivate the tent.
The check can be attempted once per day.
On a success, the tent's magic is fully restored and it functions normally.
On a failure, the spellcaster can attempt the check again the following day.
Failed checks require no additional gold, spell slots, or repair time.
I like the idea, but the whole tent could be simplified to one or two sentences. Essentially it's just a tent that looks like a normal 2 person tent, but houses 6 people, so it's most probably some sort of extra-dimensional space. All other information on the item is just flavour text: the interior has a few separate rooms, it doesn't provide any additional cover from weather effects compared to a normal tent, you can carry stuff inside the tent, and it can be broken and using Mending doesn't restore the magic (which is already stated by Mending itself).
The whole item looks like it has been generated by AI, but the thing about AI generated items is that AI tools tend to add a whole lot of additional rules and redundant information, which can be safely discarded. I also see no reason why repairing the tent would last so long, cost so much, and use 15 levels of spell slots. This should be in the hands of the DM so decide whether magic items can be fixed or not and how.
And what does "Resistance 5 to all damage" even mean?
