"What will you take out of these items and for how much?"

A former church remains from a short-lived religious movement within the city proper, providing ample space and easy access. A quality structure with solid masonry work. It could easily be outfitted to suit your needs.
A flat level clearing near the river a short walk from the edge of town has possibilities limited only by your budget and imagination.
An abandoned light house on the coast could be fortified and provides a defensible position where it's only accessible when the tide is out. Repairs could be costly, but the space on the island is passable.
A level foothold in the rocky hills south, past the falls. The two hour hike from here could be halved by the addition of a road. Building a large structure in such a place could be costly, but the terrain and surroundings give distinct security opportunities.

Eldin closes the room door after the two of them are inside. (I hope the DM doesn't mind the description) Eldin's room is pretty small. It has a bed at a corner and a window close to a wall next to the bed. On another wall is a few shelves that have the books on them. These are the books from which Eldin often reads stories to Grianne. Below the shelf is a locked chest. There are ten arrows on top of the chest. These arrows seem to have a small glass tube tied against the pointed tip with cloth. There is also a shovel on the floor. The ceiling has a crack that is vaguely in the shape of a bunny. There's also a pair of clothes tossed to one side. Eldin says, "Sorry my room is a bit messy."

Someone was attacked there are prints from large beasts as well as boot prints, and a fresh pool of blood. Someone almost certainly died here if they weren't healed somehow.
