Ulrich nods and turns to Baudric. "You've done what I've asked. Travel west. Two hundred paces from the mansion lies a monument to my folly and the treasure you seek.”

Bral mutters under his breath at Ulrich's claims of Petra being safe, "She was probably safer where she was."
He then thinks about dangerous it actually is for her to be the road with the group or at the location where Strahd was not too long ago. Which begs the question, where has Strahd gone off to?
In a louder voice Bral says, "A monument? It's near a monument? I'm pretty sure I was saying before that this sword would be near some sort of landmark."

You move toward the west and you find the monument. Hidden by the fog and elevated a few feet above the surrounding marsh is a raised plot of land, barely ten feet on a side, enclosed by a disintegrating iron fence. In the center of the plot is a life-sized stone monument carved in the likeness of a kneeling peasant girl clutching a rose. Although her features are gray and weatherworn, she bears a striking resemblance to Petra. Carved into the monument’s base is an epitaph.

Robin and Buddy begin to search around the monument, looking for anything that would help them get the sword. Buddy is giving the help action. Investigation is a 22, rolled in the game log.
With that 22, you deduce the sword is hidden in a cavity underneath the monument, which can be tipped over or moved aside by someone who makes a successful DC 15 Strength check.

Baudric moves over to stand between the undead and his allies, his eyes flashing a strange grey color as he looks around slowly, "Get the sword, we'll hold them off."
Move to stand about 40 feet from the zombies and use Eyes of the Grave: As an action, you know the location of any undead within 60 ft. of you that isn’t behind total cover and that isn’t protected from divination magic until the end of your next turn.

Undead are immune to charm effects. I'm reading the spell description and it doesn't say anything about it affecting undead.
Baudric, you use Eyes of the Grave and it detects the six walking corpses and your two companions.
