Elsara knocks out the Vampire Maid with a swift hit to the head. Though now there's the problem of the way they came from being covered in flames and with more reinforcements coming their way. So they may be free from enemies at the moment but the party isn't out of the woods quite yet.
What does the party do? ((Initiative is still active due to fire... and reinforcements.))
Devarus scowled, but refused to waste time mincing words. Perhaps later he would appreciate the duo's intent; and yet for the moment however, he'd break out the silk rope and begin hog tying the vampiress. Although a bit of excess rope is wrapped about her head and mouth to act as an effective gag. "We'll have to move quick. There's probably an exit in this room, but I doubt we have much time for a thorough enough search. Someone needs to carry her. I'm gonna double back ahead of the group and see if one those side doors bears a window or other egress we might yet escape through." He explains, if albeit with a strained calm to his voice.
And just as soon as his work was done, the ex-guard took off back up the stairs and to the door just across the way from there. (ending at R-10 for the 1st round using regular movement and Fall Back feature.)

Elsara will reach to the side of her pack, pulling off one of the torches strapped there and lighting it to give the group a better look at the room."We can't forget her, either." Elsara mentions. "She might be bad, but I don't want to leave anyone in a burning building."
Action to light torch, move to I7 to allow light in room.
Elsara moves into the basement and lights a torch to better see what's in there. There was no obvious exit in the basement. There were plenty of shelves and crates in this place. All of them were gathering dust. Looks like this basement isn't used all that much. There are plenty of old books and trinkets that are packing the shelves. Deva meanwhile takes some time to restrain the unconscious vampire maid. It takes way longer than expected however to not only tie her but to gag her as well (No movement. Full turn taken to restrain and carry around Vampire. You may move next turn though). Deva hefts up the Vampire maid on to his shoulders. It's always surprising how heavy a humanoid is when they are out like a light. (She weighs 100 lbs.) Still Deva can move around with her with no issue.
The party stays around the basement for the most part. Elsara searches, Deva picks up the vampire, Val... stays as a tiger. Runt hangs around. Meanwhile the fire spreads quicker and reinforcements get closer.
"Her being bad is hardly the issue. Her slipping away without us learning what she knows is a different story. No hurry along or find us that exit here." Devarus says a bit huffily as he soon rushed out and back up the stairway, determined at least to make some head way. And if his path would take him through more armored warriors, then just so be it. He had one hand that could wield a blade just well enough!
Movement & Action: Hustling to L-10(or M-10, if moving through allies isn't difficult terrain).
Free Action: Try opening the door.
Bonus Action: Improved Fall Back to move through door if open. (if however locked, moving towards M-12) to leave space for others to get through door.

Val follows Devarus in their search for an exit from the doomed house. On the bright side, if it is burned it could never be used again to lure travelers into a trap.
((Moving through allies is Difficult terrain but Combining Dash Action with BA Fall back gives you like 75ft of movement and you can get to the door with that with just 5ft to spare. ))
Deva double times to the door. Pushing it open, he is confronted by the dented and busted form of the Helmed Horror1 that escaped. Accompanying it is a completely intact suit of Animated Armor. This one wields a Halberd. Val in his big saber-tooth form tries to catch up to Deva but given the lack of space in the basement, the fact that he can't jump up the stairs as easily with the lack of said space, combined with the fact that he is quite big in this form, he can't close the distance with Deva. (Moved Val to F10)
Elsara knows she isn't in the best state, but everyone is in a difficult bind. She hurries to follow the others, springboarding over the animal form of Val and ready to parry any attacks that may come their way.

Unbidden by conscious thought, or so he'd later attest to it, Devarus had mirrored Elsara in speaking an Arcanoscript command while trying to defend ward off a blow. The amulet he wore tug forward and glowed, conjuring a glowing sigil of light with far more solidity than any blade could destroy. Shocked yet quick to recover, Devarus drew his rapier as the sigil faded from view, and struck out twice at the helmed horror.
This time aiming less for gaps in the armor, and moreso for weak points in itself to throw it off balance, before suddenly double back and slipping into the south section of the T-section. "There's you're room, Ms. Ruu. Verily **** them up, if you would." He encouraged.
Action: Attack w/Rapier +1 at Helmed Horror. #1 Stab - To Hit: 13 For: 10 magical piercing damage. #2 Stab - To Hit: 27 For: 15 magical piercing damage.
The helmed horror and the animated armor move in to attack Deva. The helmed horror acts as the front shield while the animated armor attacks from behind the one-man shield wall with its halberd. Deva's protective amulet activates and shields him from the attack. Then it goes dark, running out of magic for the day. He jabs the armor twice, one being blocked by the shield and the other punching a hole in the dented chest piece. He then gets out of the way to let the other continue the attack. The Helmed Horror, damaged as it is, still remains an active threat. The fire continues to spread and Deva notices it now move up along the hallway.
Given we've established we're attempting to get information from her, nonlethal.
