Either way it seems you're going to the apartment level, as the stairs going down are in there as well. As long as you're not going up then we may as well continue on and you can make better decisions once you're in the building.
So you enter the apartment level of Terminus. You come out in a small hallway. There’s two apartment doors in front of you and a staircase going down. From the apartment to your left you hear merciful singing. You can’t hear anything from the apartment to the right. The stairs down should eventually lead you to the train tracks.
When you put your ear to the door, you can hear very faintly, muffled yells. Either from inside this room, or the room beyond. You also hear a fire crackling, seemingly from the same place. More closer to the door you have your ear to, you hear some shuffling and flapping sounds.

The door unlocks and opens onto what seems to be a normal apartment. Cabinets hang on the north wall of this large room, which is hazy with the smell of tobacco. Near the east wall stands an overstuffed couch. An rectangular table turned on its side blocks a closed door on the south wall. It seems fairly quiet in here, although the sounds of burning and muffled yelling is clearly heard coming form the door in the back of the room.
As you enter the room, a cawing calls out from behind the couch and table. Four wingless humanoid raven people dart up and get ready to fire arrows at the lot of you. The Kenku start to immitate the muffled yelling in a sick mimicry of the sounds you already hear. They were attempting to get surprise on you all, but i'd say with Mark rolling so high on stealth, and the rest of you keeping an eye out for an ambush, they do not succeed. I will roll initiative for you all. I'll also note that Evelyn won't be playing with us anymore, so i'm not going to include her in the initiative order:
Group 1: Elero, Erix, and Mark
Group 2: Kenku
Group 3: Centurion and Kit
Group 1 is up. Elero, Erix, and Mark
I'll also point out that the Kenku all have half cover form their spots at the moment. I'll put up a more detailed map later today.

"Ranged weapons," Elero mutters as he races toward the nearest one, daggers ready. "Get close." He'll try to get around the cover if he can, but will just get into melee range if he can't.
He'll attack first with his +1/+1 dagger for 9 to hit and 5 damage, then use Two-Weapon Fighting to attack with his second dagger for 16 and 1 damage.

"Someone may be trapped in a fire in that room," Elero mutters. Can he tell if the yelling is in pain, or panic, or anger?

No because of the muffling, you can't tell why they're yelling. They are yelling though, which is rarely a good thing.
Mark will pull up his crossbow and sneak closer to the sound and see if he can see if any enemies are standing around patrolling.

Can Mark move to a better vantage point to hit the Birds?

Mark will move around and shoot his crossbow at the one Elero is in melee so I can get my sneak attack.
