Obviously this depends on us being able to potion up, sneak up, and us being out of sight for your conversation.”
Hopefully all of these could go off pre-initiative. (And then hope the parley takes less than a minute to resolve.)

Ok, so 5e sleeping means unconscious. Even with the 16 stealth, you guys will all get up to the top of the tower and get a surprise round of attacks. However, the first person to attack the sleeping dragon will score a critical hit, if the attack does not miss. Everyone else will just get regular attack and damage. Then we roll initiative, then the Dragon will get to go.
So decide who gets to score the first hit and crit, then roll initiative, and take your surprise round turn. I'll roll the dragon init and we will see what happens.
(So much for talking. Sorry Vex. Are we assuming everyone has Bless working for them before the surprise round? If we”re just going for max damage Daewen’s Dread Ambusher would proc 3 attacks, a sneak attack, and an extra d8. Could Wilhorn target a Fireball to where only the dragon would be affected?)

Cloaked in inky shadows, Daewen stalked the perimeter of the dragon's lair. The air, thick and heavy with the beast's slumber, sent shivers down her spine despite her heritage. With a silent prayer to the Raven Queen, she unleashed the magic woven into her Hunter's MarkHunter's Mark, and a surge of power coursed through her – this was her moment.
In a blur of motion that defied her small stature, Daewen materialized directly behind the slumbering dragon. Her rapier, imbued with an otherworldly hum, whipped forward in a deadly arc. The mark pulsed ominously, and the blade struck true with a sickening crunch – a critical hit, finding a weak point in the dragon's skin. Seizing the opportunity, Daewen whipped her other hand into action, the second rapier a blur of silver as it found purchase with a metallic clang. Before the dragon could even flinch, she launched into a flurry of attacks. Dread Ambusher granted her an extra burst of speed, and the first rapier struck again, finding another chink in the dragon's defenses. The beast roared in pain, thrashing its tail in a daze as Daewen melted back into the shadows, leaving behind a trail of searing wounds and a furious, awakened dragon.

This is a tough one, so i need your help.
The room description is 40 ft tsll ceilings. Even if you aim perfectly in the corner, youre going to hit Jyin and Daewen who are already in the room with the dragon.
Also, Im ruling one hit, first hit, during the suprise round gets the dragon unconsious, subsequent hits are awake. So you cant fireball and auto fail or Daewen cant auto crit. Its just one or the other.
The last thing to consider is the treasure in the room, which appears to have flamable scrolls.
