How much time do you want to spend reading the book?
I would say that Khessa tries to get an idea of the content in 10 minutes. If that's not enough (I have no idea how big or complex the book is) she might invest up to half an hour (which Eric would need to identify the various magical objects, I suppose). If she can't get her ideas straight in half an hour, she postpones the complete reading to a later time (she doesn't want to stall everybody).

The book describes how certain entities (particularly bodies altered or preserved by magic) can exist in a transubstantial state: a state in which their physical form, mind, and soul are not completely separate, but not completely united either. This can lead to a shifting presence between realities or levels of consciousness.
After browsing through the book, you try to read a passage in terms of content:
When the essence of an entity is detached from its primary physical anchor point, a liminal state is created in which subjective identity fluctuates between ontological vectors. In this transubstantial phase, the entity is no longer bound to a single plane of reality, but oscillates within a field of potential manifestations, each with its own probabilistic gravity. The entity’s perceptual capacity is not linearly expanded, but rather fractured across simultaneous probability streams, leading to a form of para-cognitive anticipation. This state is theoretically stable as long as metaphysical coherence is maintained, but can collapse in the face of external interference or internal dissociation from the soul core.
"There is no traps, maybe some object inside the chest has been inbued with trasmutation magic" Eric says and then tries to open chest.
The chest is not easy to open, but you manage to do it without too much effort. Inside you find: 7 silk robes , a ring (with a Abjuration aura) and 2 spell scrolls of protection from energy (also with Abjuration aura’s obviously).
Khessa is so excited by the book's contents that she reads the latest information out loud. She then comments with her fellow adventurers: "See? That's it! This book explains what state Diderius is in now and how he can scry! As well as giving hints on how to stop him from doing so - but I don't see why we should. On the contrary, some divination about how to stop Tiamat's plans could really help us!"
Learning about the two magic scrolls, the blonde arcane warrior sighs: "I already have my own magic that partially protects me from the elements... so it's probably best if the two scrolls are given to those who don't have this ability. Maybe you could keep one yourself, Eric... It's important that you stay healthy - not only because of the love that binds the two of us, but also because you are the one who can heal all of us... It's good for everyone, that you can keep doing so."
"I wonder what powers the ring might have instead..." the tall adventuress looks at him curiously. In the meantime she tries to fold the silk robes, in anticipation of reselling them and dividing the proceeds among everyone... how many of the 7 can fit in a backpack?
The rest of the group exchanges glances. Kriv mumbles, “I don’t know if that’s what the book says…” He frowns. “You also said something about fracturing the soul core? That doesn’t sound healthy.”
I'd say you can fit about 4 of them in your backpack if you fold them really neatly, maybe you can fit 5 in if you cram really hard. Doesn't Zale have Bag of Holding?

With nothing else of interets in the room, Khessa concludes: "It seems we need to go back and take the other exit, the one presumably taken by Varram."

"Yes my dear" he adds "Diderus is ancient entity and has power beyond our imagination, I'm starting wandering if we could be able to turn him against Tiamat's plans. Maybe he won't be our actual ally since he probably will be indifferent to the destiny of the mortals; nonetheless I think there's a room for making a deal with him agains the Dragon Queen"
OCC: Eric is fine with Kriv or anyone else taking the ring, he has high CON and advantage with saves agains poisons...

It's a ring of resistance (poison) and the two scrolls are spell scrolls of protection from energy.

Khessa, of course, isn't surprised... can one expect anything good from intrinsically evil creatures like devils?
The blonde arcane warrior utters a short incantation while tracing an elegant arabesque in the air with Stef's Rod. Then she puts the rod back in her girdle, wields Hazirawn in both hands, and tries to form a line with whoever is closest to her (Eric, probably?) to prevent the fiends from reaching the less protected members of the party.
