You suspect that the sounds you had heard were those of a goblin using stealth.
With that said, I realize I probably didn’t give enough time for everyone to respond, especially Pagan since he’s the only one who benefits frim this short rest.
If Pagan wants to forego the short rest, we can say it never happened. The outcome would be that you still hear the footsteps, but the creature advancing on don’t get the benefit of preparing for you for almost an hour.
Pagan drops his torch and silently moves to the wall- his black garb and scales vanishing into the dark. He pulls a dart out of his belt and Stealthily follows Markas... until he gets out of torch range that is... does he see any light ahead?
At the bottom of the stairs you see a goblin armed with a scimitar and carrying a shield moving hastily back into the room where you previously fought.
The goblin does not seem to notice you following. Range: 30 feet.
This post has potentially manipulated dice roll results.
Markas can see that the goblin has a partner waiting for him in the back of the room. This other goblin is watching his ally return and therefore has eyes in Markas's direction.
Markas will quietly return to the group and inform them of the situation. I'll suggest we go through the door as we could potentially barricade it from the other side if there's a lot more than just the two I saw. It's either that or we should return to the room to give ourselves space to fight.

Okay, Pagan is still hiding in the shadows at the edge of torchlight. Does Markas see him when he comes back?
Pagan is intentionally keeping his patented Cheshire grin in check.

Sorry about that. I missed your post somehow.
You followed Markus down as you described and stopped just around the corner as you would have been out of the torchlight at that point. You never saw any light down the stairs and quickly lost site of Markas in the pitch black. (Markas was depending on his darkvision.)
You are hidden in the shadows as Markas makes his way back up the stairs.
I’m envisioning a cartoon-like image where Markas walks by a seemingly black wall, and suddenly the Cheshire grin appears. All you see is smiling teeth drawn over a solid black background.
Markas quietly relates his news to the party, but is given pause when his elven ears detect a loud sound from behind the door. He swears he heard a momentary cheer and muffled laughter.

So Pagan, short rest or no?
Pagan seems like he is in deep meditation. (Thus the 4 on his perception check.) At Zerys's warning his eyes snap open.
We can forego the hour rest.
Markas will attempt to use stealth to quickly sneak down the stairs and catch sight of whoever was coming up.

Markas Stealth 19 vs. Goblin Perception: 12
(Shit)
Markas will follow down the stairs far enough to see if the Goblin brought any friends along, but just far enough to tell.
If not caught, he will move back up to the landing and inform the group that we either go through the door right now or prepare for another fight.
The cobblestone tiles on the map cover up where the table and benches use to be.
My crudely drawn yellow rectangles are where the table and benches are now.
The black square in the middle of the room is Amar's hold dug with Mold Earth.
Markas Stealth 14 vs. Goblin Perception: 6
It doesn't seem like he notices you...
The goblin with the yellow halo around him was the one you were following down the stairs.

You seem to make it back without incident.

Pagan - Stealth: 18 vs. Markas - Perception: 5
(Usually that would be vs. Passive Perception, but I'm assuming Markas is on high alert.)
Markas no see the black dragonborn in the shadows.

Markas does not notice Pagan on the way back up, but when he gets back to the landing I assume he notices he's missing.
"Where is the Monk?"
Then he goes into what he saw (2 Goblins) and our choices: door or fight.
Markas votes door.
Amar says, "Time to open the door..."
