Dekhan, the bartender smiles at your comment, but you don't get any sense that she has any underhand motives - some bartenders like to gossip and learn secrets, and this one seems to fit that mold. Other customers have entered the bar, and she moves over to deal with them, leaving you and Varinth seated together at the bar.
You can continue your investigations here at the inn, or you could return to the Blushing Mermaid. It's up to you how you want to use the rest of the night and/or tomorrow, but if you would prefer to fast-forward to the evening and the meeting with the thieves' guild contact, let me know.
This post has potentially manipulated dice roll results.
"Fair enough," Incantis replies. "We'll be doing our best, rest assured. On an unrelated note, integrating ourselves to the notables of the city has proven...complicated. I wonder if you know anything about the Divlayne family?"
Zhudala's perception (don't wanna go white-eyed in the middle of the bar lol): 2
((Would it be possible for Zhudala to have briefly investigated shortly after we entered & Incantis noticed the magic, i.e. before Dekhan's proclamation & my casting of detect thoughts? Feel free to shoot down, idk even if detect magic works through her eyes))

Ho, the Divlaynes is it? The woman raises her voice and laughs, attracting a little attention from neighbouring tables. A more worthless bunch of ne'er-do-wells you would be hard pressed to find, even in Waterdeep. Have they offered you work? I should demand payment up front if I were you. She laughs again. Thank goodness that layabout son of theirs isn't in here making a ruckus like he used to. He's probably drunk in a ditch, or in some low bar down in the docks. She smiles. Aside from that, lovely people, I'm sure. I'm afraid I won't be attending their little gala, and nor shall my husband. Kind of them to invite us, I'm sure, but we both have much better things to be doing.
Zhudala doesn't notice anything in particular. I don't think Detect Magic would work through a familiar's eyes, though she wouldn't have noticed anything beyond what Incantis has already seen.
In regards to Zhudala's inspection, Incantis chalks up his detection of magic coming from behind the bar to standard high-end tavern security. As for the old gnomish woman, well, Incantis understands all too well that keeping some magical gift on the down low isn't necessarily indicative of any nefarious intent.
"What sort of ruckus is that? And what better things do you find yourself doing, if I may ask?"
I'm happy to briefly meet at the Blushing Mermaid, fill each other in, then go ahead to tomorrow.

Well, he came in here one night with two 'ladies' from an establishment that I shall not mention, and proceeded to play a card game which involved removing. She flushes. Unheard of. Thankfully the guard came and put a stop to it before they could get too far, but that's not the worst of it...
Incantis, you continue to chat with the woman for a little while longer, listening to examples of Master Divlayne's drunken escapades - some of it might even be true, but you suspect she's not a direct witness and is reporting what she's heard from others. She's the wife of a government official from a well-off family, and seems to spend most of her time, from what she says, shopping and meeting friends and gossiping. You do learn where she lives (apparently rather a prestigious neighbourhood, even for this ward) and which branch of the government her husband works for. However, she doesn't say much of any value to you.
I would say at some point during their conversation Incantis would buy a pair of drinks, one for each, I'll look up how much that costs me.
Incantis chuckles to himself at a few of the woman's stories, politely entertaining conversation and perhaps sharing a story or two. He thanks the woman for her time and returns to the party, ready to share what he's found.

Dekhan smiles at the bartender and takes a sip of his drink "she's a crafty one, alright." he thinks to himself. I couldn't imagine that you have much cause for the watch to come in here, surely people know better than to start trouble under your roof what with the Lion being so popular with adventurers. Do you get many of them in on their off-hours?
Dekhan, the bartender replies: Oh, we have a few, a good number actually. It's a good place if you want to avoid the flashiness of some other establishments. And of course, if you've just paid a bunch of adventurers a fortune to retrieve a priceless artifact, you want them to hand it over in the common room so that everyone knows about it. She gives a few examples of names of adventurers who've stayed there recently; none that you recognise, and you suspect none that are very well known.
(So the attempt on an early meet will be tomorrow morning?)
Dekhan, you find that the bartender is paying less attention to you as the common room gets busier and she has more customers to deal with. You can maybe get one more inquiry in, but she's increasingly busy and less and less chatty.
Dekhan completes his conversation, and you all return to your floating home away from home for another night; once again, you are not interrupted, having paid well for this service, and you wake in the morning having completed a long rest.
A few hours later, you stand on a street in the North Ward, opposite a rather impressive mansion and the closed wrought iron gates in the wall that surrounds it. You learned last night that this is the home of the Divlayne family, hosts of the party that Varinth is invited to in the next few days, and it was no trouble to find it in the city. There is a single dwarf guard, standing inside the gate and peering out onto the street looking very bored. The street is not too busy; this is a residential street primarily, and you see servants coming and going, and tradesfolk delivering their goods. As you were arriving, you saw an empty wagon being driven out of the Divlayne Estate, and the gate closed quickly behind it.
(OOC: We can assume that any planning or discussion took place back on the floating platform, not here in the street. Let me know who's going where, and how you're approaching this.)
I’m over the wall. I think Strix was with me on that and perhaps Inky. I’m not sure if we want to split the party to have one side do distraction or all go in quiet
I’d like to use water to create sections of ladder. Is there a rain barrel or any water nearby or would I need to bring enough water with me? (5 foot sections, shaped then frozen to previous sections any frozen section would stay frozen for normal time right?)
Scupper would be able to find water in a barrel not too far away. You would probably need to scout around a bit to find a section of the wall that was unguarded and a barrel that you could move without attracting too much attention. Give me an Investigation checkm, with advantage as I'm sure at least one of your companions would assist. :)
I'd guess by this stage in the adventure Strix would have already tried tying his rope to his severed wizard hand to see if it will co-operate as a grappling hook during his downtime, and having found that it doesn't would not be inclined to try that here. So helping with the barrel it is!

(We’re meeting the thieves guild at night at the Mermaid so if it’s close then yes, I think we would do the early meet tomorrow)

Okay, so please confirm who's going over the wall into the estate, and how.
