As for the Airus' abilities, an unseen servant can't wear clothes (shapeless force) but it makes sense that he could carry something, so no problem there. However, being shapeless and already carrying something, the kicking up leaves part doesn't feel right to me.

The little bush fades as Phaedra darts across the open garden heading down towards the rest of the party. Making it to the side of the building, the priestess holds up her holy symbol, invoking her goddesses name. "Mother Mystra, there time has come."
OCC: Phaedra heads 30 feet directly down so that she is now near the corner of the building.
Depending on who is still standing when it gets to Phaedra turn, she will Toll the Dead. She picks the dog handlers first, but if he is dead then the closest dog. Damage is 1d8, or 1d12 if they are already damaged.

OOC: Apologies, this weekend ended up being a lot of yard work and trying to assemble a new playhouse outside, so I wasn't able to log on. The only other thing I would have had Bason do was ask Phae if she should check her doohickey.
Bason shakes his head again. "We're here to help you, ya idjit!" he says to the groundskeeper. He will move forward and attack the closest enemy to him, trying to interpose himself between the attackers and the squishier comrades, if possible.
Silver very quietly starts to climb up the wall and nearly immediately slips and falls back to the ground. Looking around quickly he sees that no one noticed but that Vassa is moving near him. Vassa has Airus head toward the groundskeeper and dogs.
As Selinae watches the room from the balcony she notices that some of the sounds of fighting is coming from door the couple is facing. She also is feeling pretty confident that the one in breastplate is Yalah Gralhund and that she's nervously glancing from the door in front of her to the door across the room from Selinae. OOC: reaction noted - no sneak attack on reaction
The groundskeeper rushes toward Kestrell. But as soon as he takes a step Elon's crossbow bolt takes him in the arm. The dogs charge forward. Kestrell looses the arrow he had nocked into the first dog then grabs, nocks, draws, and looses another arrow, this time into the second dog, before the first dog even realizes he'd been hit. Seconds after they started to run both dogs are laid dead. The groundskeep continues to run straight to Kestrell and grabs his arm. When he does Kestrell feels necrotic energy flowing into him. His skin starts to pull tight and old scars start to reopen and bleed. Just as Kestrell starts to become concerned about living through this he sees Bason's battle axe slam into the groundskeeper's shoulder causing him to lose his grip on Kestrell. The groundskeeper staggers back and groans as he hears bells knowing what was coming. Unbeknownst to Kestrell and Bason, Phaedra has cast her own necrotic spell. The groundskeeper's skin draws tight and his eyes start to bulge as the power flows through him. Struggling to stay upright he looks back to Kestrell and sees with another arrow nocked and aimed at his face. Kestrell holds it just long enough for the groundskeeper to realize what's coming and then lets fly. The arrow lodges in the groundskeeper's head killing the man.
OCC: Kestrell takes 15 dmg from Inflict Wounds, already updated character sheet for you.

Kestrell shouts "Thanks for the help" and tries to shake off his severe wound. Then he follows Bason and uses Bason's help to climb the rope up to the Balcony.
If he makes it up and has movement left, he will move to the far right corner of the balcony and look out on the grounds. Are there more sounds of fighting coming from the grounds or is it all inside?
"Do we all have to climb in? The guard and the dogs are now not for this world, can't we look for a door?"

Phaedra sees a door to her left near where Kestrell is standing and saw one earlier when she was in the wall that would be to her right, following the path.
Just as Silver attempts to climb again Vassa strolls over and tosses his grappling hook up over the edge of the balcony and motions for Silver to climb up. Once Silver is on the balcony, Vassa attempts to follow him up but loses his grip and slips back down and stumbles when he lands. Vassa then motions for Elon to climb up. Elon grabs hold and ascends without issue. Kestrell walks up next and, even while suffering from his injuries, is able to climb up the rope fairly quickly.
While they're all climbing, Phaedra heeds Bason's advice and pulls out the Nimblewright Detector. She holds down the trigger on it as she had been shown and the devices starts to spin and whir but then it evens out for a moment, then it starts to slow and stops again. Bason shakes his head, and heads for the rope and climbs up.
Vassa heads to what appears to be the main door to the residence, slowly followed by Phaedra, and carefully opens the door. Inside he sees a great hall, the floor strewn with dead bodies, nearly all wearing Gralhund livery. In the middle of the room there are two men standing in black leather armor with bloody maces in their hands. Vassa manages to close the door before he is seen.
Selinae carefully takes a couple steps inside the room and say "Don't sound none too friendly those folks on t'other side of the door." The pair spin around, the half orc lifting his morningstar but before he can do more the woman puts her hand out and stops him. "No, I don't imagine it is."
"If yer looking for a way out, Mistress. Heres a rope and you can go down off the balcony. I just need to know who gave the order for the metal man to kill those wee children."

"And Urstul.....I want him..."

Looking past you and out the glass doors she sees Silver, Elon, Kestrell, and Bason come up over the rail of the balcony. "If you and your friends could get my children and I safely to our carriage in the stables, I would be forever in your debt. And I'll tell you everything I know about Urstul and his cronies."

Starting to rethink his theory that the Gralhund's were working in concert with Manshoon's killers, Vassa turns to Phaedra with a tense expression on his usually carefree face and whispers,
"Two men, Zhents I think. And lots of bodies. I don't know what's happening upstairs, but we need to find the Stone and Urstul... and I'm NOT climbing any more walls today. I think we can take them... Me, you and Mystra. You with me?"
The half-drow says the last with a light laugh and a wink, but even his acting skills aren't enough to completely disguise his concern. Then, squaring his shoulders he opens the door and steps through, swirling his cape out and behind himself theatrically as he says to the nearest man,
"You there, halt! I have an important question for you... What do Zhents name their stupid, ugly chlldren?... Norm!"
Praying that his joke has the desired effect, Vassa then draws Zemks two daggers and steps forward and to one side in an approximation of a combat stance that he saw Kestrell once take.
[OOC] Action to cast Tasha's Hideous Laughter wis save DC15 on the meanest looking (or if they both look the same, the nearest) man and movement to enter the room moving laterally to give Phaedra space so they might potentially be able to flank one of their enemies.
*If Phaedra point blank refuses to go into the room or talks Vassa out of it, he will follow her lead instead.
