It started 30' from the door so that makes it 70' from those in the building. Any shot in the dark has disadvantage. It moved out of your line-of-sight so you have to leave the warehouse and make a DC 12 Perception roll to reacquire it. Unlike the others you have Devil's Sight so you can see in the dark so you won't take disadvantage for shooting in the dark. If you actually see it you will hit it and kill it as it is very badly wounded.
"I hope there was only one," Sarah says with fervor. "Should we drag that thing into the warehouse? I have to say I'm curious about it and maybe Aleister might be able to tell us more. I'd also like some time to catch my breath and heal a little."

There is nothing magical about this creature. It's based on some sort of primate that has been genetically modified. Possibly orangutan.
