Since you have to take disengage or dash (and not both), you'd still get an opportunity attack as you crossed the room - unless you used your action to disengage, of course. As to whether or not you could catch the boss - maybe! You don't know what's on the other side of that door. You can probably assume he couldn't move much faster than the average humanoid and so using his thirty feet to get to the door only left him with another thirty-ish or so...
Seeing the group in front of him incapacitated and the leader getting away, Kurama said, "I will try and stop him." before sprinting ahead; doing his best to dodge and weave past any conscious brutes as he charged towards the door.
How far are you moving then - thirty feet? I think you can dash and dodge since you're using a ki point, right?
The monk weaves his way through the men still in a daze, and contorts his body to try and avoid the apprehensive attacks of the others as he rushes toward the back of the room.

Each misses as Kurama expertly dodges his attackers. They also seem to realize how outmatched they are at this point.
(Oh sorry, I meant step of the wind to dash instead of patient defense (since he's using his action to dodge). So he can move 80ft plus jump very high/ far!)
The first blast connects, sending one of the remaining men flying backward into a stack of crates. One of the others throws up his crossbow. "Enough! We yield, we yield!"
Pip looks over at Effort and Brask, wondering what he should do next.
Meanwhile, Kurama swings open the back door. In it he finds a desk with quite a few papers on it. A large crate has been moved, and an opening in the floor leads downward under the building. The leader is nowhere to be seen.
"Collect their weapons," Effort instructs Pip. She points to the two mercenaries. "You too. Take care not to wake the stunned ones. Bind them with rope," she adds, tossing her rope to one of the mercenaries, "One by one. We do not need to create a bloodbath here, after all... though we will not shy away from doing so, should these men give us trouble. All we want is the leader. Pass that information along to them as you see most fit, should they give you any trouble."
Once she's certain the men are secure, she follows after Kurama.
(if we're still in combat initiative, Effort would do that on her turn, which would be her whole action and everything)
Finding the office abandoned and the leader vanished down a secret passageway, Kurama quickly turned back towards the hallway and called out to the others, "Their leader disappeared down a secret passageway in this office. Should I pursue?"
(Similarly, if we're still in combat, Kurama would act on his turn)
Hah,says Brask. Not so tough after all. Hey loser,he addresses whichever one of their former foes is being tied up first, there any traps down that passageway?
To Pip, he says more quietly (if I've interpreted the rolls correctly and Pip missed): Hey, don't feel bad you missed, buddy. We'll do some more training next chance we get.
Out of initiative since the goons are all getting tied up.
"Naw, no traps. I swear!" One of them responds as he hands over his weapons to one of your big mercs.
Effort, after giving her orders, rushes across the building to the doorway that Kurama is waiting in. The two of you can see that after a few layers of cement bricks, the passageway becomes earthen, giving way to dirt and stone.
"What's the name of the man who ran?" Effort asks one of the captives.
Once she's gotten that information, she takes the most amicable of the captives and instructs the two mercenaries: "Take the others to the office and gag them. We'll release them upon our return. If someone comes back to this warehouse, you are now officially the new hires on guard duty, along with your new, weaponless friend here to give you credibility. If he decides to become uncooperative, you may slay him immediately. Should tell any visitors appear in our absence, tell them that [the name of the leader] is currently in a round of unexpected negotiations and can't be disturbed right now. Can you handle that?"
Afterwards, she joins Kurama at the passage and says, "Someone good at tracking should take the lead here. That is not me."
"I've read enough books on the subject that I believe I give us the best opportunity to quickly find him." Kurama replied.
Whenever the party was ready to begin, Kurama would do his best to quickly follow whatever trail the leader might've left behind down the secret passageway.

Your hired help have no problem carrying out the tasks Effort lays before them. One peers out the window, but seems to have seen nothing that would worry him.
Kurama, it's tough to really decide what you're looking for - fortunately, the tunnel heads in only one direction for now. You start moving through the earthen passage. It quickly becomes dark. The rudimentary bracket at the opening of the passage that you are guessing once held a torch is empty.
"I can see okay if you want me to take the lead," Pip offers. He doesn't seem entirely sure of himself but puts on the best confident face he can.
"Pip," Effort says, putting a hand on the little goblin's shoulder. "Fall back and hide in the darkness. You're best serving us as an ace in the hole, not a vanguard." She takes the lead, able to see as clearly in the darkness as if it were bright daylight. "For now, the passage is clear, and we need to make haste." Sensing that haste is not a thing her companions will excel at in darkness, she lights a torch and uses her mage hand to have it follow along somewhere behind Kurama and Brask, shedding light over the path without acting like a beacon to her lead at the forefront of the party.
Whispering a word of guidance every few minutes, she rapidly leads the team down the tunnel, pausing periodically to make a cursory check for traps.
The tunnel is long, but there is very little to it other than hardened walls of dirt and bits of stone. Effort certainly doesn't notice anything of note.
Give me one more investigation check. Disadvantage if you're really moving quickly to try and catch up with this leader. Flat if you're moving at a "normal" pace. Advantage if you're really inspecting every step you take for traps.
