Slowly but surely, Summer's Treason bids their farewells to Konor, Anastiasia, and other residents of the Castle Tarrin, leaving the grounds before heading towards the house that Moira discovered so recently. You have little difficulty making your way there and soon arrive at the location of a well sized aristocratic estate. By all appearances the house is no different at all from those that surround it. Save when you get close enough to it you feel a sense of stagnant lifelessness. There's no movement or activity about the house whatsoever. It seems completely abandoned.
Like the other houses here, the estate is surrounded by tall fencing made from thick stylized metal bars. However the gate to this particular house, being completely unguarded, proves easy to open with but a mere latch on the gate itself.
"That's it there? It seems rather abandoned. Did she know we were coming?"Nemeia questions as she looks to the others for guidance. "Do we just go in?"
Rather then respond with words, Sora answers by unlatching the gate and opening it. Once the gate is open she walks straight up to the front door of the house, and begins to check it for ways to open it, ensuring there's no tricks or traps barring their way in.
Assuming nothing happens I'll be checking the front door for traps before trying to unlock it.
Khorzik lowers his rat to the ground. It begins scouting around the building. Occasionally he transfers his vision to its eyes to search for traps, ways inside (rat or human sized), and magical wards.
Sora- You don't see any form of traps as near as you can tell. The front door seems perfectly normal, though it is locked (Dex + thieves tools check if you want to try to unlock it)
Nemeia- Other then the general spooky atmosphere of the estate, you don't see anything unusual.
Khorzik- As you investigate the surroundings of the estate you spot a couple of other entrances on the sides and back of the building. However all of the entrances have been barred and chained, intentionally locked up tightly. These weren't typical security measures, this was done relatively recently, as if attempts were made to block any unsecured entrances into the mansion itself. You also notice several windows, however all of them have been closed off as well. And you're pretty sure all of them have a magical ward in place to prevent anyone from using them to gain entry. You do not see any of these wards anywhere else.
"Yeah, something like that."Sora smirked as she pulled out her lockpicks and began to try to open the locked door before them. "Let's hope they don't mind a friendly visit."
With surprising ease, Sora is able to slip her thieves' tools into the locking mechanism of the front door as she begins to manipulate the levers and tumblers that make up the lock on the front door. Even with just a look, Nemeia can see this lock is of fairly high quality. Not the highest quality or most effective lock she's ever seen, perhaps, but with her technical experience she is at least aware that this is not an easy device to open without the proper key. And yet, that is exactly what Sora does as a soft click emanates from the doorway and it slowly and effortlessly begins to swing open.
Past the door you see before you the large entrance lobby of the mansion, opening up to the second story of the house, it extends a good distance into the house before ending in a massive set of stairs at the far end of the room. The stairs lead up to the second story with a set of balconies running long either side of the room. The entire room is an impressive sight, but would be far more impressive if it wasn't for the clear and utter lack of maintenance. The interior looks like it's been completely abandoned. Definitely unused and ignored, but not degraded yet, there's simply this feeling of emptiness that fills everything you see before you. There are various pieces of artwork and a few sculptures along the walls, but its clear they've been practically discarded, covered with dust and neglect.
There are six doors total in this room that you can see from the entrance, two on either side of the room, and two more on the far end of the room underneath the rising stairs.

Directing Rusty to jump up to Sora's shoulder Moira whispers "Lets let Rusty lead the way. If worse comes to worse I can always bring him back." The familiar jumps down to the floor and starts to sniff his way forward. Looking for any signs of life in the apparently abandoned mansion.
Khorzik recalls his rat once he hears the lock click open. "Most impressive." He steps to the entrance and looks inside, careful to watch for any magical insignia. His rat follows Rusty.
As soon as the familiar bodies step forward onto the floor of the hall before them, a sigil embossed into the a tile on the floor begins to glow with an ominous light before a tall spire of black flame shoots out covering the space just behind the doorway.
After a few seconds the torrent of necrotic flame dies down, and the sigil that activated the magical trap slowly begins to disappear until all evidence of its former existence on the tile is gone. Except for the charred bits of ash that remain in the area as a result of the black fire that engulfed the entrance seconds prior.
Moira- Roll a Dex save for your familiar, With advantage for that high perception roll
Khorzik - Roll a Dex save for your familiar, no advantage
Khorzik's rat walks directly into the necrotic flame, and is obliterated.

Khorzik seems annoyed at the rat's disappearance. "Well that was certainly inconvenient. If you will allow me some time, I will attempt to detect any magical auras present. Perhaps they will reveal a clue in how to proceed."
(Ritual casting detect magic and then scanning the area. Also using Arcana to identify the trap and how to disarm it.)
"Well this seems unusual. Why set deadly traps for an empty residence?" Kal peeks around from the door frame while Khorzik performs his ritual. Hopefully spotting other dangers immediately in the area.
Unfortunately neither familiar managed to escape the wrath of the black flames that erupted from the trap sigil on the floor. Even the slightest touch of the evil fire was enough to extinguish their material forms.
Khorzik - After you complete your spell you will quickly realize that everything within the house is thick with magic. For the most part, however, it's not very definitive, more of a general fog of residual magic left behind and slowly built up over time. Within the range of your spell specifically the most noticeable things are some of the art pieces and sculptures along the edges of the room have a fair aura of Transmutation. It's not very much, however, such that they are either dormant or already spent whatever effect was once placed on them.
Also you find no more of those trap sigils anywhere in sight. So you aren't certain how to disarm them. However you did confirm through your detect magic spell that the magic it contained completely dissipates after it's triggered, thus they will only fire off once. If there is some special trick to disarming them, you don't know it. At best guess, dispelling the magic on the sigils themselves when you first find them seems like the most obvious solution.
Kal'Duros- As you look inside you see nothing else out of the ordinary.
Khorzik puts away the various reagents from his casting. "The trap's magic has dissipated. Although a faint aura of magic permeates the entire structure, the most noticeable concentrations are the sculptures, which exude the transmutation magic. I cannot disarm them."
Khorzik then steps into the mansion to get a closer look.
