The guys who brought me here were dressed like bandits or something like that."
He is being totally cooperative and polite. He is thankful to be freed and able to relieve himself. While moving toward the first floor and entrance door, your nat 20 insight shows him looking intently at his surroundings. His body language shows to be relaxed, but his eyes seem to be looking for something specific. Once you reach the entry door, he uses his shoulder to slam Reginald into the wall and attempt to run. Reginald, make a dexterity saving throw.

So Ned uses his shoulder to bash into Reginald. Reginald takes no damage, but is knocked off balance and falls against the wall, but quickly rights himself. Ned bolts toward the door, but Elias is able to use his already drawn shortswords to make to rapid stab attacks against Ned, who yelps in pain, but continues to run out the door. He dashes away from the house as quickly as possible.
We will roll initiative to determine if anyone wants to do anything.

"We should to try to take this one alive, if possible." Keric shouts over the din of his eager friends. He has no, non-lethal ranged attacks, so he'll move and dash to try to keep up with Ned.
As soon as he recovers, Reg breaks into a sprint after the escaping prisoner. “I knew I should have shackled his legs...” he thinks as he attempts to close the distance.

So per initiative order, Reyllnn lobs a fire bolt in Ned's direction to scare him into stopping, but he is already on the move and uses his action to dash another 60 feet away. He is currently 120 feet from the house. Beric shoots his bow and strikes Ned with an arching shot, but he stumbles and keeps moving. Reginald takes off and gets within 60 feet of Ned. Elias's shot will miss and Keric shouts orders to his companions.
We are back to the top of the next round. Ned is 120 feet out so most ranged attacks will be at disadvantage now.
