From the features text: "On subsequent turns, you can use your action to maintain this effect, extending its duration until the end of your next turn. However, the effect ends if you move more than 5 feet away from the creature, if the creature can neither see nor hear you, or if the creature takes damage."
I believe from the above statement that to continue to be charmed the target needs to both see AND hear you. Do you agree?
So if an invisible creature charms the target (because to initiate the charm they only need to see OR hear you), they remain invisible, but on subsequent turns the effect would end because the target can not see you. Do you agree?
If the Enchanter is invisible, it can't use Hypnotic Gaze on a target unless it can hear or see it somehow.
If a target was successfully chamed by Hypnotic Gaze while seeing it and the Enchanter become invisible, the effect will end unless the target can hear or see it somehow

No. The effect ends if the target can neither see nor hear you. The target does not need to be able to both see and hear you. They need to be able to either see or hear you.

My understanding is that a target can be affected by Hypnotic Gaze as long as it can see or hear the Enchanter.
Yes, exactly.
