If yes, how can you explain this? Ghists have many immunities also to be restrained...BUT...the feat doesn't apply this condition and by RAW it should work. By the way is not wasy to explain why a ghost ahould be stopped by an AO.
Since they still take half damage from physical damage, you could probably chalk it up as disorienting the ghost by degrading their incorporeal form to the point they can’t move properly.
If you need a storytelling reason for the mechanics, imagine it as your attack scatters the ghost like smoke and it takes it a few seconds to reconstitute itself.

The storytelling is helpfull but i also would like to know if the feat is effective against a creature that is immune against immobilization, restrain etc... in my opinion yes, but i woul love a confirm 😁

Your first post was quite correct: the Halt feature of the Sentinel feat does not apply any Conditions, such as Incapacitated. Prone or Restrained, so Immunity to those Conditions has no effect on how the Halt feature works.
Worrying that a ghost’s incorporeal nature should affect the Halt feature is in fact “storytelling” itself. 😊

Anyway, Incorporeal is related to its movement. You can attack the Ghost normally, with or without an Opportunity Attack, with no penalties.
Thank you, i know it...the doubts were on the application on 0 movement of the feat, not referred on the possibility to attack or not. 😉
