I know the new PHB is coming out in a month. So I've heard the DM manual is really only for magic items but kind of a waste. Monster manual is OK, but the PHB and xanathen's guide to everything are most people's go to books. Is that still the case? Or are there other books I should get as well https://mobdro.bio/ ?
The new -whateveryouwanttocallit- of the Dungeon Master’s Guide is looking like a huge improvement in that it will contain the Greyhawk setting and some introductory adventures to run.
This exponentially increases its value to any new DM rather than just being a magical item book.
There are also possibly some new DM options in the rules that may serve to really open up the game. However, we will not know this till the new book is released.
For me, these developments mean that the PHB and DMG may be indispensable to new groups, with the MM being very useful as a catalogue of creatures to fight against.

It really depends on your intents. Like, if you're a DM, the Monster Manual is almost obligatory. If you look in my signature (if you're on mobile, move to landscape and it should appear), there is a link to my buying guide, broken down by player/DM, whether you're doing published adventures/homebrew and what I'd consider an order of priority. There are also links to free materials if you wish to try out the game...or just get freebies.
