In the campaign I'm currently in, we consider mithral and adamantine just regular metals as opposed to something magical. The upswing is that they count as non-magical armor for all intents and purposes.
This comes into play with my Artificer. They would like to infuse the armor, but infusions do not work on magical armor. So I need to make a 'Non-magical" item with special properties.
The only other option is to equip normal non-magical, then create a homebrew ring that compensates for everything:
+10ft movement because they don't meet the strength requirement
+1 AC for the infusion
And the ability to remove the stealth disadvantage
Unfortunately not possible, there is no way to make nonmagical equipment in the homebrewer.
To be clear, RAW both mithral and adamantine are considered nonmagical metals, there are no “magical metals” this edition. What makes those armors magical is that they’re enchanted, the mithral and adamantine are just the special materials required in the recipe to make those armors. (You can tell because adamantine weapons & ammo is considered nonmagical.) Just like [magicitem]dragon scale mail[/item], the dragon skin isn’t inherently magical either, but the armor has been enchanted to make it magical.

I ended up going the other direction and created a +1 Mithral Plate item, removed the Stealth disadvantage, and made the Strength requirement 1. Then infused some generic leather armor to track infusions.
