"You gain Immunity to Critical Hits" - I know this is supposed to mean that the wearer cannot be critically hit, but it's vaguely written and could imply nullifying damage from a crit.
"Also protects from sand, liquids and other uncomfortable things." - What constitutes as 'other uncomfortable things'? You could make an argument for 'taking damage' being an 'uncomfortable thing'.
"the breathe underwater spell" - The spell is called Water Breathing
"You are permanently under the effect to the sanctuary spell." - What's the point of the robe granting an absurd AC if they cannot be targeted by attacks?
"You are permanently under the effect to the speak with the dead spell." - Speak with dead targets a corpse, soooo...?
If you are a player, this HAS to be an attempt to get revenge on your DM. If you are a DM, I am terrified of what your players must face to warrant THIS item being created.
Maybe god stays in heaven because he too lives in fear of whatever game this item was created for.
