The material components of this spell differ between the first casting (to create a mansion) and subsequent castings (to reinforce and make the construction permanent).
For the first casting you require: a unique and extraordinary gemstone, cut by a master jeweller, and worth at least 5,000 gp, which the spell consumes; building materials worth 2,000-4,000gp depending on the scale of the buildings being constructed, which the spell consumes over the concentration period; architectural plans worth 50gp, which endure.
For subsequent castings you require: a pure cut gemstone worth at least 500 gp, which the spell consumes; and the architectural plans from the first casting, which endure.
You gather and harness the skills of a genius architect, a powerful stonemason, a master carpenter, a superb glassmaker, a talented ironsmith, an exceptional potter and a gifted artificer (alchemist or battle smith). All of these seven individuals will be linked to the spell along with yourself and their (and your) conscious and unconscious concentration is required - although the intiial spell can be cast in just one hour, you must all be defended and cared for for the whole week of the build.
You will also need detailed architectural plans, and sufficient wood, stone, sand, clay, slate and metal to construct the building(s) described in the plans to be placed in an area of 100' square nearby.
As you incant the spell, a shimmering line-drawn image of the buildings, outbuildings and walls of the mansion that will be built slowly take shape over an area of cleared ground of your choice that you can see within range. The area can be up to 300 feet on each side. Any living creatures in the area become spooked by this apparition and clear themselves out of the way, and will not willingly return to the area.
At the end of the hour, the image is complete and transforms into a translucent illusion of the finished construction, and raw materials begin to flow toward the image, slowly building it from the ground up. For the whole of the next week the construction "crew" of eight, including the casting wizard, must continue to focus in concert on the construction. They can eat, drink, sleep, indulge in light conversation and move around within range of the construction, but must not be disrupted from their task.
At the end of the week the mansion is complete and real, and can be used as a dwelling or fortification, and the construction crew is released from its obligation. However if the spell is not re-cast by the casting wizard, the buildings will begin to dilapidate as though they were unoccupied, but at a vastly accelerated rate - within six weeks, only a broken ruin will remain, and after twelve weeks all the materials will have crumbled and sunk back into the ground, as though the construction had never been.
If the casting wizard re-casts this spell on the same construction once every 7 days for three months (requiring 13 500gp gems in total) the mansion becomes permanent. Concentration is not required beyond the one-hour casting time. If the spell lapses, for every week missed, the period to achieve permanence is extended by 2 weeks and additional gems will be consumed accordingly. If the wizard begins work on another construction of this type before this one is made permanent, this one cannot ever become permanent and will decay as stated above.
