I have a query regarding form of dread's frighten ability
Once during each of your turns, when you hit a creature with an attack, you can force it to make a Wisdom saving throw, and if the saving throw fails, the target is frightened of you until the end of your next turn.
If a creature fails the save is it only frightened of the Warlock, or does it gain the frightened condition ? By the the way it is written it appears it would only suffer the condition against the warlock ... ?
It is both frightened and gains the frightened condition and yes it will only be frightened off you the caster until the end of your next turn meaning next round after your turn.
But don't consider that a nerf at all. While the enemy sees you it has DIS on all attack rolls against everyone. And if it tries to unlock something, see if you're lying, escape it's bonds, or anything that requires a check, it has DIS.

When a feature's description states that a creature becomes frightened, it's always referring to the frightened condition. It's not just saying that the monster is shook. Edit: Re-reading your post, I realize I didn't fully understand what you were asking. When something has the frightened condition, it's always frightened of something (there might be very rare exceptions, I'm not sure). That something is typically the thing that caused it to gain the frightened condition. In the case of Form of Dread it's explicitly clear that the creature is frightened of you, the warlock. In the case of, for example, a dragon's Frightful Presence, it doesn't explicitly say that creatures are frightened of the dragon, but it's implied because the dragon is what's imposing the frightened condition on them.
OK. So although the frightened creature is noly frightened of the warlock, it still has Disadvantage on ALL attack rolls against anyone ?

if a bully wanted your lunch money but freddy krueger was waving at you from the corner, you'd have no problem being closer to the bully, but you would absolutely not be focused on them.

Correct. They have disadvantage on all attack rolls and ability checks while the source of their fear (the warlock) is within line of site.
