So I am probably missing something. I tried to create a homebrew item that gave a simple +1 to strength when it is attuned. I put it in as a bonus to strength and it looks right. But when I have my character wearing it and attuned, the bonus is not reflected in his stats. Any suggestions? Is there a stat bonus item I can coy and modify?
I'm having the same issue with a non attunement copy of Belt of Dwarvenkind. The +2 to Con isn't being reflected on my stat sheet. Since it's not attunement required there should be no delay in the effect once you click the "use" button.

You could try using an Ioun Stone, but that comes in a number of different types that could confuse things.
What you need to do is add a modifier as per the image below:
