I've been looking into various spells and found myself in a dilemma;
"Planar travel is blocked within the warded area"
Can this effect, if chosen, be selective?
I ask this because i've been going through HalfOrcHeavyMetals' idea; create a demiplane, fill it with stuff that make it habitable, block any access. " slap Mordenakien's Private Sanctum for a year in that bad-boy and you've basically got an impregnable fortress to anything that isn't a Demon Lord-tier threat"
I love the idea, but am worried about the Sanctums' effect.
If you put in a block for extraplanar travel then all such travel is blocked. You don't get to pick and choose.
You can, however, be very specific of how much area the sanctum wards. Spells like Demiplace and Gate create a portal (in the case of Demiplane it's a shadowy door), so you could ward up to 29 ft, and leave that remaining 1 ft available for Demiplane or Gate. However, Plane Shift would be blocked. Any warding you place will ward against you too.
You'll need to work with the DM to decide if the Demiplane has its own air supply. If not, then, that could be a problem.

Demiplane is not very good as a "safe home". If you're in it when the door closes you're stuck until you cast other spells: Plane Shift or Gate (you could also use Astral Projection). You cannot use the spell Demiplane to get back to the Material plane. It's not very secure when casting Demiplane either: the doorway remains open for the 1 hour - you cannot dismiss it early, so if you need to close it off earlier you need to Dispel it - and unless you use your 9th level (since you've used your 8th) slot, it's possible to waste multiple spell slots since its a DC 18 check.
Demiplane is designed for storage, not living in.
You're better off using Mordenkainen's Magnificent Mansion. It's portable, the door when closed is invisable and nobody but you can open or close it and only you and those you specify can enter, even if the door was open. The food and drink and everything refreshes every time you cast it, and you can easily secure the doorway and the area around it. You could even cast the mansion while inside a demiplane. The demiplane can be filled with traps (Glyph of Warding, Symbol) for trespassers and even if they survive those - the door's invisible, indestructible and they can't pass through. The only way to get to somebody inside the mansion is to dispel that doorway which is a DC 17 check or requires 7th level cast -- you could even cast the mansion at 9th level, so it would be DC 19 / 9th level Dispel to get rid of it.
Probably the closest you can get.

My response was based on using the spells and rules as they are in game. The "talk to DM" is always an option, since they could just give you literally anything. For a thread asking about the limitations of Private Sanctum spell in making a safe home.
If we're going into magic items, the OP can just get a Rod of Security. I don't think that's what they want though.

The demiplanes created are permanent but the doors are not. "When the spell ends, the door disappears, and any creatures or objects inside the demiplane remain trapped there, as the door also disappears from the other side."
I was mentioning things like bags of holding because normally if you bring one into another extra dimensional space, it explodes ripping a tear into the astral plane. That is a pretty well known rule.
Yeah, I mentioned the door.
And I know that rule (bags/hole/haversack/etc). I still don't know what relevance it has to this conversation.

It might have pre-existed, you might just be renting it from some cosmic entity. :)
And then you can imagine tons of storylines just like the one I evoked in another thread about Bag of Holdings all connecting to a Gringott's like interdimensional vault with its own guardians, etc.

so you have the choice to create a demiplane and then re-open it whenever. i think, might be wrong.
I like the idea as well. Maybe add some character to a Warlocks' patron. Rent some space or a hide-away in exchange for some favours/souls/money/romance advice.

Even missing that, there's a basic level of common sense that the intention is to stop people creating infinite storage with an uncommon item (that is relatively easy to get/make hence being "uncommon"). It should also be obvious that a party is very likely to have one of these items, by the time 7th level spells come around shouldn't have to worry about casting a spell deliberately designed to keep them safe for a night.
I hope I never get you as a DM, you'd be exhausting.

Nah they're created as kootranova1 points out. But that would be interesting. Especially in Eberron, House Kundarak could probably create keys so clients can cast the spell for a specific demiplane only... >.>
Just what I needed to repeat an old story of mine in which we clearly went overboard (but this was AD&D, so... :) ):
That being said, my oldest AD&D character was a wizardess and had both a portable hole and a mirror or mental prowess. So, the trick was to open the hole, get down into it, You then cast rope trick from within the hole, making sure that the opening is inside the hole. You climb in the rope trick and you open the mirror of mental prowess to scry the area where you left the hole. You step out, fold the hole from outside, put in in your pocket, and get back in the rope trick via the mirror. You are now in your own pocket, and can navigate the dungeon by scrying areas through the mirror. You can position the opening behind guards and have the thief get out of it and backstab all the guards. Lots of fun... :D

And the OP is talking about making a permanent arrangement. Since 'mansion' does not create anything permanent, that would mean enchanting an item to create a permanent mansion / mansion equivalent. Now you have an item based 'extradimensional space.' Same issue with Rope Trick or any similar spell.

Trying to get your physical content on Beyond is like going to Microsoft and saying "I have a physical Playstation disk, give me a digital Xbox version!"
Just to clarify I'm well aware that the mansion is temporary but it seemed the OP was more into having a home that was safe and could not be trespassed - portability was a factor but didn't really seem to be "the point" (an impenetrable home). While Magnificent Mansion is temporary, it is usable as a home and there are ways to secure the door to it, making it a potentially better option than using Demiplane with Private Sanctum.
